Building Access <br />DG - 54 The main entry to each building should be clearly visible <br />from the nearest public circulation walkway. <br />DG - 55 Stairways should be centrally located to the units or <br />directly adjacent to the lobby and served and should be <br />visible from as many units as possible. <br />DG - 56 Access to dwellings should provide a unique identity for <br />the individual unit, allow opportunities for social <br />interaction, and increase natural surveillance. <br />DG - 57 Walkways and access to dwelling units should be designed <br />to facilitate the moving of furniture by considering <br />minimum widths, heights, and turning angles. <br />3.:;, Materials and Colors <br />Materials and colors for the planning area are subject to the <br />individual styles of each building. Development should be of <br />high -quality materials that can withstand weathering and daily use <br />without the need for constant replacement. <br />DG - 58 Exterior materials, textures, and colors should be <br />appropriate for the architectural style or theme of the <br />building and contribute to the visual quality of the area. <br />DG - 59 The predominant colors for dwelling units and accessory <br />structures should be natural or muted tones. Appropriate <br />use of more than one predominant paint color is <br />encouraged. Compatible accent colors are encouraged to <br />enhance important building elements. <br />DG - 60 Colors and materials should be durable and not readily <br />deteriorate if exposed to the elements. <br />DESIGN GUIDELINES 1 4 <br />DG - 61 Materials such as brick, stone, copper, etc. should be left <br />in their natural appearance. Such materials should not <br />appear thin or artificial. Veneer should turn corners and <br />avoid exposed edges. <br />DG - 62 All materials for exterior applications should be finished. <br />Inappropriate materials for exterior applications include: <br />(a) Plastics/Plastic Laminates <br />(b) Asphalt shingles <br />(c) Corrugated fiberglass, or plastic <br />(d) Plywood or similar <br />(e) Highly reflective materials <br />DG - 63 Exterior materials and architectural details should <br />complement each other. Avoid introducing elements, <br />features additions that are not complementary. <br />DG - 64 Colors should be non -reflective. Colors and materials <br />should be subdued or flat -toned so as not to produce <br />excessive reflected glare from the sun. <br />DG - 65 Color should be used to accent architectural details. <br />DG - 66 Roof protrusions such as roof flashing, rain gutters, <br />downspouts, and vents should be finished to match the <br />architectural style of the building. <br />MAINPLACE SPECIFIC PLAN 1 4-11 <br />
