5. Progress payments <br />On a monthly basis we will review contractor earned value report and progress payment request We <br />Will recommend to the City an appropriate payment based on our assessment of progress to date. <br />Any disagreement between contractor's claims of job progress vs. our assessment will be highlighted <br />and resolved In a timely basis. <br />S. Project Management and Inspection <br />GK & Associates will provide Construction Management and Inspection staff, as noted earlier, for the <br />following activities for the duration of various projects as specified in the RFP. <br />• Day to day construction management and field inspection of all construction activities through <br />the project duration. <br />• Point of contact to address and resolve all project concerns and requests by residents, property <br />owners, businesses, others, and City <br />• Preparation and submittal of weekly and monthly reports <br />• Construction completion and contractor payment request reviews <br />• Review of project submittals and substitution requests <br />• Review and preparation of potential change orders <br />• Provide project's constructability review <br />• Meetings with the city related to construction inspection and management activities <br />• Coordination with other project participants <br />• Preparation of record drawings <br />• Monitoring of contractors safety and traffic control plans <br />• Monitoring and certification testing, disinfection tie -Ins and start ups <br />• Provide closeout services, as Identified In the city's RFP <br />• Maintain daily reports regarding construction activity <br />• Preparation and submittal of weekly and monthly reports <br />• Construction completion and contractor payment request reviews <br />• Review of project submittals and substitution requests <br />7. Construction photos <br />GK & Associates will be responsible for taking construction photos in digital media, capturing all <br />critical activities. These photos will be properly catalogued and submitted to the city as part of the <br />permanent construction record. <br />li. Contract Record Drawings and Final Report <br />Based on marked up drawings, capturing all construction related changes by the contractor, GK & <br />Associates will deliver to the City one complete set of Mylar prints depicting as -built conditions. The <br />markups will be kept current as the project proceeds. We will prepare and submit to the City a final <br />report which will summarize and discuss the performance of the contractor, contract changes <br />Including final cost and schedule revisions, and final resolution of significant contract Issues. <br />9. Maintenance of Documents <br />Our Construction Manager will keep one record copy of all plans, drawings, specifications, and other <br />contract documents for the project Including addenda, change orders, submittals, shop drawings, <br />transmittals, technical manuals, and reports on site at all times during the progress of the project. We <br />Will make records available to the program manager, design engineer, and City personnel within AB <br />hours, upon requested. <br />321Page <br />25F-184 <br />
