Elements such as stone and brick <br />veneers, metal panels, ceramic tile, metal canopies, flat and metal seamed roofs all assist in <br />conveying a modern design. The color scheme encompasses earth tones of tans, browns and <br />greys. Courtyards are provided along Main Street, Edgewood Road and the internal east elevation <br />to break up massing and create distinct building sections. <br />A total of 25,947-square feet of common open space will be dispersed throughout the project. <br />These areas will consist of 4 ground level courtyards with amenities such as seating areas, tables <br />and chairs, shade trellises, fire pits, and enhanced landscaping. A 9,281-square foot rooftop <br />amenity deck will also be provided that will include a pool and spa, cabanas, fire pits, lounge chairs, <br />shade structures and stairwells, an elevator tower and restrooms. The rooftop deck is surrounded <br />by parapet walls to minimize views into the neighborhood and is approximately 240-feet from the <br />east property line. The club room and fitness center provide residents with opportunities for on -site <br />services and entertainment space. In addition, private open space in the form of patios or balconies <br />will be provided for each unit. The balconies and patios range from 53 to 77 square feet in size. <br />As proposed, there are 46 studio unit which do not have a private patio or balcony; however, the <br />Specific Development requires that all units have a balcony or similar private open space, a bike <br />repair room and a bike storage component. The missing balconies and bike rooms will be <br />incorporated and verified during the plan check process. Prior project amenities such as a dog <br />wash room, Amazon lockers, and business services room have been eliminated from this proposal. <br />The applicant is proposing to retain all healthy trees along the east and southern property lines. <br />An arborist report was prepared that included mitigation measures that will ensure the trees remain <br />in a healthy condition both pre and post -construction. The report also identified 8 trees (7 Sweet <br />Gum trees and 1 Cypress tree) along the eastern property line that are in an unhealthy condition <br />and are proposed to be removed. Additional trees of a similar size and type as the mature trees <br />will be planted to fill in those areas where trees have been removed or are missing. This proposal <br />will also require two existing Palm Trees on Edgewood Road to be removed in order to <br />accommodate an emergency access road at the east end of the site. This tree removal will require <br />review from the Environmental and Transportation Advisory Committee, which will occur at a later <br />date. However, the applicant has been working with the Orange County Fire Authority in an effort <br />to utilize an existing driveway on Edgewood Road as the emergency access point; thereby allowing <br />the mature Palm Trees to remain. Finally, the applicant is proposing to raise the height of the wall <br />adjacent to the single-family dwellings on the east property line from six feet to eight feet in height. <br />
