GPA No. 2020-01 <br />March 30, 2020 <br />Page 3 <br />& ZOA No. 2020-02 — One Broadway Plaza <br />An open, nine -level freestanding parking structure (one sublevel and eight levels above ground) with <br />a height of 78 feet was approved in 2004 as part of the original project entitlements. A total of 2,463 <br />parking spaces are proposed within this structure. Approximately 3,200 square feet of <br />retail/restaurant space will be provided on the ground level of the structure. The design of the <br />structure will complement the proposed office tower, with the elevator bank incorporating the same <br />glass that will be used on the tower. The overall parking proposed for the project will accommodate <br />a minimum of 2 parking spaces for each residential unit. Residential parking will be located behind <br />security gates on the upper levels of the parking structure. After taking in the requirement for office <br />and restaurant parking, a surplus of about 900 parking spaces will be available for guest, <br />employee, and/or onsite management parking.
