Assumes existing utility services (electrical, domestic water, chilled water, sanitary, fire <br />sprinkler, existing HVAC service, etc.) are sufficient size and quality for use for the proposed <br />improvements. Upgrades to existing utilities and base building infrastructure are not included <br />unless otherwise noted. <br />10. Up-to-date backgrounds in AutoCAD format to be provided by Architect. Backgrounds to <br />include floor plans, reflected ceiling plan, power and communication plans, and roof plan (if <br />mechanical or plumbing roof work is required) at a minimum. <br />11. Scope of work does not include envelope improvements unless otherwise noted. <br />12. Scope of work does not include demolition permits or plans for demolition unless otherwise <br />noted. <br />13. Construction phasing is not included and is considered contractor means and methods. <br />14. Temporary provisions (e.g. temp power, temp HVAC, etc.) are considered means and methods <br />and not included in the base scope of work. <br />15. Submission to authorities having jurisdiction by others. Response to comments for MEP <br />drawings included. <br />16. Fire sprinkler and fire alarm design, where provided, will be performance specification only for <br />deferred approval by authority having jurisdiction and permit documentation is design -build by <br />others. <br />17. Reimbursable estimates do not Include prints for owner, contractor, or others. <br />18. Reimbursable estimates do not include plan check fees. <br />19. All landlord and/or owner requirements to be provided prior to the start of work. <br />20. Arc flash and coordination studies are assumed to be by installing contractor. <br />21. Engineer will be provided a minimum of ten (10) working days for shop drawing and submittal <br />review. Reduced turnaround times will be considered project acceleration and are subject to <br />additional fees. The review is not intended to verify the accuracy and completeness of details <br />such as dimensions and quantities orto substantiate installation iristructions or performance of <br />equipment or systems, all of which is the responsibility of the Contractor. <br />22. Engineer will be provided a minimum of five (5) working days for request for information (RFI) <br />review. Reduced turnaround times will be considered project acceleration and are subject to <br />additional fees. If, with undue frequency, the Contractor requests information that is obtainable <br />through reasonable examination and comparison of the Contract Documents, site conditions, <br />and previous correspondence, interpretations, or clarifications, the Consultant shall be entitled <br />to additional compensation. <br />23. Construction administration does not include review of substitutions or value engineering <br />proposed by others. <br />24. Bid support is limited to response to bidders' questions. Attendance at a dedicated bid walk is <br />not included unless explicitly stated elsewhere in this Proposal. <br />25. Bid leveling is not included but may be provided as an additional service. <br />26. LEED design and administration services are explicitly excluded from the scope of work. <br />27. Cost estimating and review of cost estimates are not included in the base scope of work. <br />28.
