DocuSign Envelope ID: 01 C1 DA1 D-6C6A-4608-A484-D928555169F0 <br />City of Santa Ana Public Works <br />OPC Water Resources Right of Way Acquisition Services I, PAGE 16 <br />REAL ESTATE CONSULTANT SERVICES <br />We are confident in our ability to deliver real estate consultant <br />services and a timely, successful outcome. <br />The PWA may know OPC as a right of way firm, but OPC also provides a variety of real estate <br />consultant services to public agencies throughout the western United States. The following <br />ancillary real estate services including Property Disposition, Surplus Land Sales, Market Analysis, <br />Feasibility Studies, Property Searches, and Professional Broker's Opinion of Value (PBOV). <br />OPC has been in the real <br />estate services market for <br />40 years which allows us <br />connections, contacts, <br />and clients throughout <br />California and our strong <br />market presence. We have <br />contacts with residential <br />and commercial realtors, <br />commercial and residential developers, and <br />lenders as a result of providing 40 years of <br />relocation services for municipalities and private <br />developers. To generate interest, we capitalize <br />on our long-term relationships with lenders and <br />developers. <br />Identifying the highest and best use of a property <br />translates into the strongest value for the PWA. <br />Our real estate strategy involves analysis of <br />properties for sale, while targeting buyers/ <br />developers that have the ability to move forward <br />with the purchase. <br />Avalue-based determination will be made using <br />our own feasibility analysis (backing into a <br />property value based upon a fair development <br />return, versus a timely close). <br />Market comps aid in the determination of pricing <br />and targeted buyers. While quick sales are <br />always the focus of the marketing effort, targeting <br />buyers that share the goals and objectives of the <br />PWA is also our primary goal. <br />As to the method and means of exposure, <br />prospective buyers are provided with detailed <br />marketing packages for a property inclusive of <br />title information, maps and aerials, demographic <br />trade area data including business and <br />daytime population, traffic counts, proposed <br />development plans (if available), and other <br />relevant information. <br />Direct submittal to buyers are sought first to <br />maximize property returns, and after an agreed <br />upon period, we market to the brokerage <br />community via direct email blasts (with each <br />property package downloadable via the internet <br />for registered buyers). <br />As a firm working almost exclusively with <br />governmental agencies, we have built long- <br />standing relationships with housing developers <br />and other agencies that may have an interest <br />in the purchase of certain properties, along with <br />connections with engineering firms and a large <br />network of entities that may have interest in <br />special use properties. <br />Traditional commercial brokerage firms cannot <br />bring such extensive experience working <br />alongside public agencies. <br />Project Approach <br />t6vn Ives Through Infrastructure <br />'46 opcservices.com :AO PC <br />
