We have decades <br />of experience and have developed techniques <br />to relocate hard -to -house displacees into DS&S <br />housing. We will explain the relocation process <br />and how reimbursement for actual, reasonable, <br />necessary, and eligible expenses will occur, <br />including the steps necessary to document and <br />verify their entitlement. Our relocation team <br />will search for replacement housing that meets <br />the family size and the work/school/church <br />needs that are within their financial means. <br />Once a replacement site has been identified <br />and secured, we will help the displacee obtain <br />moving bids from eligible, licensed, and <br />qualified moving contractors that we have fully <br />vetted. <br />Our relocation team excels because of our <br />compassionate relocation advisors. Team <br />members have experienced and worked through <br />hardships with displaced families and are <br />equipped to implement a smooth transition into <br />a new home. OPC agents will conduct a walk- <br />through of the vacated property to ensure that <br />it has been left in a swept — clean state and <br />that no personal items have been left behind, <br />particularly furnishings or hazardous waste that <br />will require the PWAto dispose of. Also, unless <br />negotiated ahead of time, we inspect to make <br />sure built-in appliances or other attached items <br />that were part of the appraised value/purchase <br />price have not been removed. <br />BUSINESS RELOCATION <br />Our agents have a primary goal of trying to <br />keep viable businesses going. As business <br />professionals ourselves, we like to seek out <br />all angles for the continued operation of the <br />business. We spend the time required with an <br />owner or tenant to try and find out what makes <br />their business successful and incorporate <br />those factors into our site search criteria. This <br />approach is usually rewarded in terms of fewer <br />businesses "going out of business" yielding <br />fewer claims for loss of business goodwill, which <br />is one of the foundational risks of relocating <br />businesses in California. Our approach <br />recognizes the types of businesses that have <br />goodwill loss potential, so we can assign <br />adequate resources to either 1) mitigate the <br />loss, or 2) defend a false claim by the business' <br />legal counsel. <br />OPC will explain the relocation process and <br />how reimbursement for actual, reasonable, <br />necessary, and eligible expenses will occur, <br />including the steps necessary to document and <br />verify entitlement. Business owners will be given <br />all required documentation needed to submit a <br />claim, along with an explanation for each.
