DocuSign Envelope ID: 01 C1 DA1 D-6C6A-4608-A484-D928555169F0 <br />City of Santa Ana Public Works <br />OPC Water Resources Right of Way Acquisition Services PAGE is <br />TITLE & ESCROW SERVICES <br />OPC will support the PWAs projects with title <br />and escrow coordination services. as follows: <br />• Secure copies of recorded back-up <br />documents, as needed. <br />• Share preliminary title information with right <br />of way engineer, surveyor, and real estate <br />appraisers for their use on the project. <br />• Prepare list of title exceptions to be cleared; <br />confirm manner of disposition is consistent <br />with approved project plan. <br />• Facilitate changes to preliminary title <br />reports after the preparation of the legal <br />descriptions, if necessary for partial <br />acquisition projects. <br />Secure vesting deeds, property profile, and <br />tax map for each property. <br />Secure preliminary title reports (PTRs) for <br />each property acquisition. PTRs will be <br />updated within one year of receipt, at no <br />additional cost unless an ownership change <br />has occurred. If an acquisition goes through <br />escrow, the PTR will be updated at the <br />opening of escrow and a title policy will be <br />issued at close of escrow. If an acquisition <br />goes into to condemnation, the PTR will be <br />upgraded to a Litigation Guarantee at an <br />additional cost from the Title Company. <br />Project Approach �f Ives Through Infrastructure <br />`tv'4�7 opcservices.com :AO PC <br />
