CUP Nos. 2020-24 and 2020-25 – Tacos Gavilan <br />February 8, 2021 <br />Page 3 <br />3 <br />2 <br />6 <br />Table 2B: Development Standards <br />The site currently provides a 20-foot wide easement for ingress and egress purposes in <br />a driveway that connects from Bristol Street to the residential and commercial uses to <br />the west and north, respectively. This easement will be maintained as part of the site’s <br />redevelopment, and conditions of approval are proposed to ensure operation of the <br />drive-through lane does not adversely impact the free movement of vehicles in this <br />ingress and egress easement area. <br />Project Background and Chronology <br />The subject site was developed with a commercial (bank) building in 1968. A fabrics <br />company occupied the building between 1987 and 2016, when a Halloween briefly <br />occupied the site. The site has remained vacant since then. The subject application was <br />submitted to the City in March 2020. Since its initial submission, the project’s <br />architecture and layout have been refined to comply with the City’s development <br />standards and applicable design guidelines for commercial buildings and drive-through <br />establishments. <br />Project Analysis <br />CUP requests are governed by Section 41-638 of the SAMC. CUPs may be granted <br />when it can be shown that the proposed project will not adversely impact the <br />community.
