Property Contract with a maintenance services company as needed. We will order and <br />Maintenance coordinate any repairs regarding health and safety issues. Cost of maintenance <br />services will be passed through to the City (e.g., routine clean-up, heating repairs, <br />plumbing, electrical problems, rodent issues, etc.). <br />Deliverables: <br />• Records, invoices and payments <br />Month -to -Month Prepare and obtain signatures on Month -to -Month Occupancy Agreements, as <br />Occupancy needed. Review and update files on a monthly basis. <br />Agreements Deliverables: <br />• Signed agreements <br />Rent Collections Collect monthly rent payments and deliver to the City. Notification to the tenants <br />regarding rent, due dates, late fees, and possible eviction. <br />Deliverables: <br />• Monthly ledger payments received and expenses <br />• Rent rolls <br />Rent to Prepare and obtain signatures on documentation required for Rent to Hold Vacant <br />Hold Vacant agreements, as needed. <br />Agreements Deliverables: <br />• Signed agreements <br />Vacancy Complete an exit inspection and a Certificate of Abandonment and obtain keys. <br />Deliverables: <br />• Certificate of Abandonment <br />• Keys <br />Fencing Services Coordinate the fencing of acquired properties. If necessary, we will provide emergency <br />fencing repair services for the project area. Cost of fencing services will be passed <br />through to the City. <br />Deliverables: <br />• Records, invoices and payments <br />Security Property Undertake measures to ensure that City property is secured. Measures include <br />window/door board -up, fencing, door lock resetting/replacement, and notification to <br />local law enforcement and city personnel. <br />Deliverables: <br />• Records, invoices and payments <br />Eviction Identify eviction candidates early on in order to be prepared to commence eviction <br />Coordination as soon as possible if necessary.
