The Crossroads at Washington Prepared March 11, 2022 <br />Washington Santa Ana Housing Partners, L.P. <br />• Energy efficient windows. <br />• Floor and window coverings. <br />• Central heating/air conditioning. <br />• Storage closets. <br />• Coat closets. <br />• Ceiling Fans. <br />• Dishwashers. <br />Accessible features include <br />The Project will comply with accessibility requirements. The Project will provide ten percent <br />(10%) of all units as accessible to people with mobility impairments, and an additional four <br />percent (4%) of all units as accessible to people with vision and hearing impairments. <br />Recreational Amenities and On -Site Services <br />The design for the recreational amenities and on -site services will reflect the interests and needs <br />of the resident population. Various amenities are provided in the design, including a computer <br />room, community room/lounge and kitchen, fitness room, pool, and outdoor courtyards with <br />seating areas and barbeque areas. <br />The design encourages interaction amongst all residents through easy access and visual links to <br />common spaces. Because there are two (2) target populations (families and special needs <br />populations), a mix of the units has been spread across the residential buildings as to ensure <br />integration and prevent isolation of a group within the Project. The tot lot, however, is <br />strategically situated next to the residential building that has a higher share of larger family <br />bedroom units. While the Project has a high density -of dwelling units, a large portion of the <br />ground floor is dedicated to services, common areas and on -site amenities. <br />Demolition & Remediation Costs <br />The site is currently vacant. The site will be remediated in accordance with the Removal Action <br />Workplan ("RAW") as approved by the Department of Toxic Substances Control ("DTSC"). The <br />RAW is a proposed cleanup plan to address areas of soil contaminated with arsenic, lead, <br />chromium, and petroleum hydrocarbons, and an area of soil vapor contaminated with <br />tetrachloroethylene ("PCE"), prior to residential development. <br />Services <br />The Project will engage the social service provider A Community of Friends ("ACOF") to <br />provide a range of services available to residents. <br />• Adult Educational, Health, Wellness, and Skill Building Classes — examples of classes <br />may include, but are not limited to, the following areas: financial literacy, computer <br />training, resume building, nutrition, health information/awareness, and cooking. <br />• Service Coordinator — responsibilities include, but are not limited to, providing <br />individual case management referrals and supportive services for tenants. <br />
