I <br />Based on the City's requirements and standards developed during <br />the quality assurance process, the quality control team checks <br />whether the work products (reports, plans, specifications, cost <br />estimates, etc.) meet all those requirements with each submittal. <br />Our project manager and quality assurance manager will develop <br />and implement a project -specific QA/QC plan. This plan includes <br />project -specific checklists to verify quality throughout the project. <br />The quality control manager for the project ensures that the <br />project manager addresses all checklist items. Besides quality <br />control by the project manager, a quality control committee <br />comprising at least two registered engineers who are not involved <br />in the project, will review the project documents. The review <br />committee will do a technical evaluation of the calculations, <br />plans, cost estimate, and the project specifications. The review <br />committee submits comments to the project manager for review <br />during a subsequent meeting. We will make the results of our <br />in-house QA/QC plan available for review by the City and the <br />entire Ardurra team. <br />We have the added benefit of providing constructability <br />review by our construction management group as a standard <br />practice. Their review comes from the contractor's perspective <br />and synchronizes the construction documents to eliminate <br />potential change orders. <br />e. RELEVANT PROJECT EXPERIENCE <br />Mountain View St. Condominiums I City of Santa Ana <br />The project is located in <br />an urbanized area referred <br />to as the Riverview West <br />Neighborhood within the <br />city of Santa Ana. The <br />project involves demolishing <br />two existing single-family <br />residential dwelling <br />units at 301 & 305 North <br />Mountain View Street and <br />the development of eight <br />condominium dwelling <br />units. CEQA compliance will be used for discretionary approval, <br />including tribal consultation support pursuant to AB52 and <br />SB18 to the City for noticing and consultation. Ardurra provided <br />technical analyses for trip generation comparison, vehicle miles <br />traveled screening analysis, air quality, greenhouse gas, energy, <br />noise, and historical resources. <br />Ardurra completed the City of Santa Ana's Environmental <br />Checklist, a site visit, research and technical analysis. Ardurra <br />produced a CEQA Initial Study documenting baseline conditions, <br />changes from project implementation, and potentially significant <br />impacts from construction and permanent increase in density <br />requiring mitigation. Ardurra incorporated staff comments and <br />finalized an IS/MND for the City that provided a clear administrative <br />record for the Planning Division's Notice of Determination and <br />Findings of Fact. Our team also provided a Mitigation Monitoring <br />and Reporting Program (MMRP), Notice of Intent to Adopt a <br />Mitigated Negative Declaration and Notice of Completion. <br />Ardurra's CEQA IS/MND evaluated impacts from redevelopment <br />of 301 & 305 N Mountain View Street: demolition of 3 structures <br />and paved areas totaling 17,424 square feet; approval of a <br />Tentative Tract Map, General Plan and Zoning Code Amendments, <br />and development of 8 multi -family units and common area <br />recreation and access. The project involved subdivision of land for <br />condominium development and modification of the City of Santa <br />Ana's Codes and Ordinances pertaining to permitted land use, <br />development, and allowed densities of the General Plan, Zoning <br />Code and Municipal Code for 19 parcels on 8.7 acres located <br />within the surrounding residential block. <br />Municipal Engineering and Project Management <br />City of Seal Beach <br />Ardurra has completed Categories <br />several projects for the City of 1, 2, 3 <br />Seal Beach during the last 5 Client Contact <br />years.
