City of Santa Ana RFP 21-118 <br />Page A1-5 <br /> <br />book stacks, kid’s area, teen space, Santa Ana History Room and east entrance from exterior for <br />fundraising and use in presentations to potential library donors, would also be required. <br /> Final Concept shall be approved by City Staff <br /> <br />Task 3: Design Development (50% plans) <br />Design development will involve the schematic development of plans based on the approved conceptual design <br />plan, which shall include but is not limited to survey, civil design, geotechnical investigation and report (for <br />soils analysis), infiltration testing,, architectural design, landscape architectural design, structural design, <br />interior design, furniture selection, electrical engineering, mechanical and plumbing engineering, draft <br />technical specifications and “opinion of estimated cost’. <br /> <br /> Deliverables shall include a 50% set of plans, including site section studies, draft specification, <br />“Opinion of Probable Cost”. <br /> <br />Task 4: Construction Documents (90% and 100% plans) <br />Construction Documents (CDs) shall include finalizing approved deliverables from the Design Development <br />phase. This includes the provision of detailed engineering and construction drawings that will serve as the basis <br />for both bidding and construction by a general contractor. <br /> <br /> Deliverables shall include 90% and 100% plans, structural calculations, CASP report, final technical <br />specifications, finalized “Opinion of Probable Cost”. 100% plans will go through a constructability <br />review that could lead to comments and recommendations that should also be addressed and completed <br />as part of this deliverable. <br /> <br />Plans: Plans shall include, but are not limited to the following: <br /> <br /> Title Sheet <br /> Civil Engineering <br />o Site Erosion Plan <br />o Parking lot along Ross Street with Access Control (parking meters, gate, bollards, etc.) <br />o Horizontal and Vertical Control Plan <br />o Grading And On-Site Drainage Plan <br />o Site Utility Plan <br /> Landscape Architectural <br />o Site Layout/Construction Plans And Details (including plumbing) <br />o Site Sections, as applicable <br />o Planting Plans/Details/Notes <br />o Irrigation Plans/Details/Calculations/Notes <br /> Architectural <br />o Demolition Plans (Basement, 1st, & 2nd Floors) <br />o Construction Plans (Basement, 1st, & 2nd Floors) <br />o Reflected Ceiling Plans (Basement, 1st, & 2nd Floors) <br />o Furniture Plans (Basement, 1st, & 2nd Floors) <br />o Exterior Elevations <br />o Interior Elevations <br />o Mechanical and Plumbing Plans/T-24 <br />o Electrical Plans, as applicable <br />o Architectural Details <br />o Structural Calculations <br />o Door/Window/Finish Schedules, as applicable <br />EXHIBIT - B
