Mc Donald's at Santa Clara Avenue <br />of Natural History (NHM). The NHM provides a letter summarizing information on geological <br />formations and known paleontological localities (if any) near the Project site, and a determination <br />of the paleontological sensitivity of the geologic units underlying the site. The NMH currently <br />estimates 2 to 3 weeks from the date of request to receive the results of the records search. <br />• Greenhouse Gas Emissions. The findings of the GHG Emissions Analysis, under Subtask 2.1, <br />will be incorporated in the GHG Emissions section of the IS/MND, and the data will be included <br />as an appendix. <br />• Hazards and Hazardous Materials. Psomas will contract with Environmental Data Resources <br />(EDR) to complete a radius search of hazardous materials databases. Psomas will summarize the <br />findings ofthereport in the Hazards and Hazardous Materials section of the IS/MND and include <br />the report as an appendix. In light of the demolition of existing single-family residences and <br />detached garages, we assume that a Phase I ESA will be prepared and will be provided to Psomas <br />for incorporation intotheIS/MND. Upon peer review of the said reports/studies, the findings will <br />be summarized in the Hazards and Hazardous section of the IS/MND, and the studies/reports will <br />be included as appendices in the IS/MND. Additionally, Psomas will qualitatively address other <br />potential impacts related to hazards, including potential impacts related to chemical transport, <br />storage, and handling; airport hazards; emergency response and emergency evacuation plans; and <br />wildland fires. <br />Hydrology and Water Quality. We understand that a WQMP and a Hydrology and Hydraulics <br />Report have been prepared and will be provided to Psomas for use in the IS/MND. It is assumed <br />that information on hydrology and drainage will include the pre- and post -development <br />conditions; theavailable capacity of existing infrastructure; andpotential impacts related to storm <br />drainage. The analysis associated with water quality will identify tributaries, impaired waters, and <br />pollutants of concern. It will also identify whether the total maximum daily load standards have <br />been established; storm water rate and volume that dictates the Best Management Practices <br />(BMPs) proposed; and the potential for hydrologic conditions of concern. Upon peer review of <br />the said reports, the findings will be incorporated in the Hydrology and Water Quality section of <br />the IS/MND, and the WQMP and Hydrology Hydraulics Report will be included as appendices to <br />the IS/MND. <br />• Land Use and Planning. Psomas will describe the existing condition of the site and the <br />surrounding land uses based on a site visit (Task 1.2) and review of the relevant available <br />documents and information and analyze the Project's compatibility with the surrounding uses. <br />The Project requires a Zone Change and a Conditional Use Permit to accommodate the proposed <br />development, including the operation of the drive -through lane. Psomas will also evaluate the <br />proposed Project's consistency with relevant local planning documents, including the 2022 <br />General Plan policies and the Zoning Ordinance. <br />• Mineral Resources. Based on the California Department of Mines and Geology (CDMG), <br />Generalized Mineral Land Classification of Orange County, California, the proposed Project site <br />and the surrounding area are designated as MRZ-3, which identifies "area containing mineral <br />deposits the significance of which cannot be evaluated from available data". The Mineral <br />Resources section of the IS/MND will include a discussion of the findings. <br />• Noise. The findings of the Noise Analysis, under Subtask 2.1, will be incorporated in the Noise <br />section of the IS/MND, and the data will be included as an appendix. <br />• Population and Housing. The proposed Project will replace the existing residences by a <br />McDonald's drive -through establishment. The Project will result in direction population growth; <br />however, the increase in employment will be discussed. Psomas will conduct the analysis using <br />the latest demographic data from the Orange County Projections (OCP 2018) and other <br />relevant documents. <br />Wrn,asas=y ofSant e MaWcDonala ISM NO-aaies.no=.
