Section 9230.83. Minimum Gross Floor Area. <br /> <br /> The following uses shall be subject to the following minimum <br />square feet of gross floor area per unit, exclusive of garages, <br />carports, and open porches: <br /> (a) Bachelor apartment: Three hundred (300) square feet. <br /> (b) One-bedroom apartment: Five hundred (500) square feet. <br /> (c) Two-bedroom or more apartment: Seven hundred fifty <br /> (750) square feet. <br /> <br />Section 9230.84. Building Height. <br /> No structure shall exceed thirty-five (35) feet in height. <br /> <br />Section 9230.85. Minimum Lot Area per Dwellinq Unit. <br /> (a) Bachelor and one-bedroom apartments: <br /> Not less than one thousand (1,000) square feet of <br /> lot area per dwelling unit. <br /> (b) Two-Bedroom or more apartments: <br /> Not less than twelve hundred (1,200) square feet <br /> of lot area per dwelling unit if the total lot <br /> area is twenty-four thousand (24,000) square feet <br /> or less. <br /> <br /> Not less than one thousand three hundred fifty <br /> (1,350) square feet of lot area per dwelling unit <br /> if the total lot area is twenty-four thousand one <br /> (24,001) square feet or more, but forty thousand <br /> five hundred (40,500) square feet or less. <br /> <br /> Not less than one thousand five hundred (1,500) <br /> square feet of lot area per dwelling unit if the <br /> total lot area is forty thousand five hundred and <br /> one (40,501) square feet or more. <br /> <br />Section 9230.86. Front Yard. <br /> There shall be a front year of not less than ten (10) feet. <br /> <br />Section 9230.87. Side Yard. <br /> (a) There shall be a side yard of not less than three <br /> <br />(b) <br /> <br /> (3) <br />feet, except that no side yard shall be required on <br />one side of the lot if a side yard of not less than <br />six (6) feet is maintained on the opposite side of <br />said lot. <br /> <br />On corner lots the side yard on the street side shall <br />be not less than ten (10) feet. <br /> <br />Section 9230.88. Rear Yard. <br /> There shall be a rear yard of not less than six (6) feet. <br /> <br />Section 9230.89. Offstreet Parking. <br /> Offstreet parking shall be provided in the manner prescribed <br />in Part 4 of this Chapter. <br /> <br />Section 9230.90. Usable Open Space. <br /> There shall be provided a minimum of: <br /> <br />(a) Two hundred and fifty (250) square feet of usable open <br /> space for each dwelling unit, either as private usable <br /> open space, or a combination of private and common <br /> usable open space. Nothing herein shall be construed <br /> to mean that the required ten (10) foot front yard, <br /> walkways, driveways, and open or enclosed parking areas <br /> may be included as usable open area in the fulfillment <br /> of this requirement. <br /> <br />(b) Not less than fifty (50) percent of the total number of <br /> dwelling units shall have private usable open areas <br /> with the following minimum dimensions and areas: <br /> <br />-2- <br /> <br /> <br />
