(c) <br /> <br /> (1) When located on open ground, utilized as a patio, <br /> terrace, open atrium, or surface of a court, each <br /> open area shall have a depth of not less than six <br /> (6) feet and an area of not less than seventy-two <br /> (72) square feet. <br /> <br /> (2) When located on a balcony, porch, or deck, each <br /> area shall have a depth of not less than five (5) <br /> feet and an area of not less than forty-five (45) <br /> square feet. <br /> <br />The remaining required usable open space, not provided <br />as private usable open space, shall be provided in common <br />usable open space. Any area designated as common usable <br />open space shall have a depth of not less than twenty <br />(20) feet and a total area of not less than four hundred <br />(400) square feet. <br /> <br />Section 9230.100. R 3H (High-Density Multiple-Family Residence) <br /> District. <br /> <br />Section 9230.101. Purpose. <br /> The purpose of the R 3H District is to encourage high quality <br />high density residential development through theuse of usable <br />open space requirements, covered off-street parking requirements, <br />and optional side yard requirements which permit greater flexi- <br />bility in design. This zone, while permitting unlimited density, <br />will provide most of the desirable characteristics found in the <br />R 3 District as amended. <br /> <br />Section 9230.102. Uses Permitted. <br /> (a) All uses unconditionally permitted in the R 1 and R 2 <br /> Districts. <br /> <br /> (b) All uses permitted in the R 3 District, except that <br /> multiple-family dwellings and apartments shall be <br /> subject to the restrictions and limitations set forth <br /> in the R 3H ~District. <br /> <br /> (c) The following uses subject to the issuance of an <br /> approved Conditional Use Permit: <br /> (1) Hotels <br /> (2) Motels <br /> (3) Any use conditionally permitted in the R 3 District. <br /> <br />Section 9230.103. Minimum Gross Floor Area per Dwelling Unit. <br /> The following uses shall be subject to the following minimum <br />square feet of gross floor area per dwelling unit, exclusive of <br />garages, carports, and open porches: <br /> (a) Bachelor apartment with sleeping room only: <br /> Three hundred (300) square feet. <br /> (b) One-bedroom apartment: <br /> Five hundred (500) square feet. <br /> (c) Two-bedroom or more apartment: <br /> Seven hundred fifty (750) square feet. <br /> <br />Section 9230.104. Building Height. <br /> No structure shall exceed thirty-five (35) feet in height. <br /> <br />Section 9230.105. Minimum Lot Area per Dwelling Unit. <br /> There is no minimum lot area per dwelling unit. <br /> <br />Section 9230.106.
