Section 9230.107. Side Yard. <br /> (a) There shall be a side yard of not less than <br /> <br />(b) <br /> <br /> three (3) <br />feet, except that no side yard shall be required on one <br />side of the lot if a side yard of not less than six (6) <br />feet is maintained on the opposite side of said lot. <br />On corner lots the side yard on the street side shall <br />be not less than ten (10) feet. <br /> <br />Section 9230.108. Rear Yard. <br /> There shall be a rear yard of not less than six (6) feet. <br /> <br />Section 9230.109. Offstreet Parkinq. <br /> Offstreet parking shall be provided in <br />in Part 4 of this Chapter. <br /> <br />the manner prescribed <br /> <br />Section 9230.110. Usable Open Space. <br /> There shall be provided a minimum of: <br /> (a) One hundred and twenty-five (125) square feet of usable <br /> open space for each dwelling unit, either as private <br /> usable open space or a combination of private and common <br /> usable open space. Nothing herein shall be construed <br /> to mean that the required ten (10) foot front yard, <br /> walkways, driveways, and open or enclosed parking areas <br /> may be included as usable open area in the fulfillment <br /> of this requirement. <br /> (b) Not less than fifty (50) percent of the total number <br /> of dwelling units shall have private usable open areas <br /> with the following minimum dimensions and areas: <br /> <br /> (1) When located on open ground utilized as a patio, <br /> terrace, open atrium, or surface of a court, each <br /> open area shall have a depth of not less than <br /> six (6) feet and an area of not less than seventy- <br /> two (72) square feet. <br /> <br /> (2) When located on a balcony, porch, or deck, each <br /> area shall have a depth of not less than five. (5) feet <br /> and an.area of not less than forty-five(45)square feet. <br /> (c) The remaining required usable open space, not provided <br /> as private usable open space, shall be provided in <br /> common usable open space. Any area designated as <br /> common usable open space shall have a depth of not less <br /> than twenty (20) feet and a total area of not less than <br /> four hundred (400) square feet. <br /> <br /> SECTION 3: That Section 9247.4 of Part 4, Chapter 2, of <br />Article IX of the Santa Ana Municipal Code is hereby repealed. <br /> <br /> SECTION 4: That Sections 9247.4 through 9247.4(~j) are <br />hereby enacted to become a part of Part 4, Chapter 2, of Article IX <br />of the Santa Ana Municipal Code to read in words and figures, as <br />follows: <br /> <br />Section 9247.4. Off-Street Parkinq. Minimum Requirements. <br /> Off-street parking shall be as provided in the following <br />sections. <br /> <br />Seetion 9247.4. (a). One-Family, Two-Family, and Three-Family <br /> Dwellings. <br /> <br /> A minimum of one garage or carport for each dwelling u~it <br />Shall b~provided for one-~amily, two-family, or three-family <br />unit. <br /> <br />-4- <br /> <br /> <br />
