ORDINANCE NS-2193 ils <br /> <br />PART IV. DESIGN STANDARDS <br /> <br />Interior Streets <br /> <br />1. Comcourse Drive. <br /> The tone and pedestrian experience of the project will <br /> be largely determined by ,,Concourse Drive," a wide <br /> interior street which will meander through the project. <br /> The concourse is intended to lend a unifying component <br /> to the project as well as link different uses together. <br /> <br /> a. Concourse Drive will consist of a 34' road bed with <br /> minimum 14 feet walkways on either side covered <br /> arcades may count up to nine rectalinear feet of <br /> the walkway. <br /> <br /> b. Concourse Drive will not be a public street, but <br /> will be open to the public subject to parking <br /> management rules and regulations as approved by the <br /> city and contained in the CC&Rs for the project. <br /> <br /> c. Ail pedestrian walkways will be separated from the <br /> vehicular areas by curbs and gutters. <br /> <br /> d. Handicapped access ramps will be provided per the <br /> Code. <br /> <br /> e. Concourse Drive will be designed to accommodate <br /> fire trucks, semi-trucks, and other service <br /> vehicles. <br /> <br /> f. Concourse Drive, including all roadways, walkways, <br /> landscaping, furniture and fixtures will <br /> incorporate high quality materials and enriched <br /> paving. The overall effect should include dramatic <br /> lighting of landscaping, signs and buildings. <br /> <br /> g. Street furniture and pedestrian shelters are <br /> elements that would contribute well to the unified <br /> street edge. One style will be used throughout <br /> Concourse Drive in order to create a unique sense <br /> of place. Seats, benches, trash receptacles, <br /> bicycle racks, telephones, light fixtures, potted <br /> plants, signage and banners consistent with the <br /> architectural themes and concepts and other <br /> miscellaneous street furniture shall be included in <br /> a coordinated manner throughout the Concourse area. <br /> <br />17 <br /> <br /> <br />
