maps, the following exceptions to front yard requirements may <br />be applied in any district with respect to all buildings, <br />structures, and uses permitted in the R-l, R-2, or R-3 Districts, <br /> <br /> limitations and provisions of Paragraph "c" fol- <br /> <br />subject to the <br />lowing: <br /> <br /> a. Where <br /> <br /> lots having front lot lines comprising forty (40) <br /> per cent or more of the frontage in any block, excluding key <br /> lots, are developed with buildings having front ~ards the same <br /> or different from those required, but with a variation of not <br /> more than six (6) feet in depth, the average of such front yards <br /> shall establish the minimum front yard depth for the entire <br /> frontage of said block, provided, however, that where the above <br /> portion of this Paragraph does not apply, and all of the existing <br /> buildings in a block involving lots comprising at lea~t 50 per <br /> cent of the bloc~ frontage, have front yards with a greater depth <br /> than required, all other front yards in such block shall have a <br /> depth which is not less than the minimum depth among such exist- <br /> ing front yards. <br /> <br /> b. Where Paragraph "a" above does not apply, the following <br /> applicable provisions may be used: <br /> <br /> (1) Where a lot is situated between two lots, each of <br />which has a main building within twenty-five (25) feet of its <br />side lot lines which projects into the required front yard other- <br />wise established b~his Ordinance for said property, and has been <br />so maintained since this Ordinance became effective, the fro~t <br />yard requirement on such lot may be the average depth of the <br />front yards of said existing buildingst <br /> <br /> (2) Where a lot adjoins only one lot having a main <br />building within twenty-five (25~ feet of its ~ide lot lines <br />which projects into the required front yard otherwise established <br />by this Ordinance for said property, end has been so maintained <br />since this ~rdinance became effective, the front yard requirement <br />on such lot shall be not less than the average of the front yard <br /> <br />-3- <br /> <br /> <br />
