long-term needs with the addition or removal of other <br />trained staff. <br />Plan Check Conformance <br />Cannon also understands that, at a minimum, plan <br />check services will be provided in conformance with <br />the most current version of the following documents <br />and standards as applicable: <br />• Grading Plan Guidelines <br />• Street Improvement Guidelines <br />• Conditions of Approval and Title Reports <br />• City of Santa Ana Standard Plans <br />• Master Plans <br />• Municipal Code <br />• Grading Ordinance and Grading Plan Check <br />Requirements <br />• California Building Codes Chapters 18, 33, and <br />Appendix J <br />• APWA Standard Plans and Standard Specification <br />(Greenbook) for Improvements in Public RAN <br />• Caltrans Standard Plans <br />• Orange County Public Works Standard Plans <br />• Approved Specific Plans, Site Plans, <br />Environmental Documents, and/or Tentative and <br />Final Maps <br />• Grants, easements, or vacations as applicable <br />• Traverse, Lot and Tract Boundary Closures for <br />final or parcel maps Subdivision Map Act <br />• Model WQMP <br />• Orange County Technical Guidance Document <br />• CA MUTCD and WATCH <br />Facilitating the Plan Check Process <br />We understand the concern, need, and desire to <br />approve the plan check package at the first submittal. <br />It has been our experience that when plan checks <br />extend three review cycles, there is potentially an <br />issue or concern that has not been addressed up front <br />or there has been a breakdown in communication. <br />We have experienced success in the past by <br />implementing the following approach: <br />• Timely and complete technical reviews of the <br />submitted plans and associated reports. <br />Sound record keeping and documentation of <br />when plan reviews are submitted and returned, <br />correspondence files, meeting minutes (if <br />necessary), plan check mark-ups, and reference <br />materials. When plan corrections are required, a <br />written plan correction list will be provided to the <br />applicant, or the applicant's agent(s). <br />With the City's permission, communication <br />between plan reviewer(s) and the engineer/ <br />architect of record through phone calls, e-mails, <br />faxes and/or plan check review meetings, as <br />needed. Keeping our client and the project owners <br />informed through Cc's of review memos, a -mails <br />and plan check logs. <br />hank you Gary and Jay for your <br />diligence on this plan check. <br />On-line/Electronic Plan Review <br />We are committed to sustainable business practices, <br />as we've been performing electronic plan check <br />reviews for the past five years. Our objective with this <br />process is to reduce waste and paper consumption <br />and save money, resources, and time by eliminating <br />mail or courier delivery services for hard copy pack- <br />ages, therefore reducing vehicle emissions. <br />We are aware the City utilizes ProjectDox to perform <br />plan check review of improvement plans, technical <br />studies and other documents. Our plan check team is <br />adept with ProjectDox having received formal training <br />on this cloud -based software alongside City staff <br />and we are currently licensed users with the City. We <br />are familiar with navigating through this cloud -based <br />software, such as: <br />Reviewing open projects and accepting "my <br />tasks." <br />Adding plan check comments using Changemark <br />tools and Simple Markup tools, basic markup <br />tools (highlighting, measurement, text box, <br />
