Parcel <br /> <br />That parcel of land lying northerly of a line that is parallel <br />with and 35 feet southerly measured at right angles from the <br />center line of First Street described as follows: <br /> <br />A parcel of land in the City of Santa Ana located at the <br />Southwest corner of First Street and Flower Street and more <br />particularly described as follows: <br /> <br />Beginning at a point in the West line of Flower Street as <br />deeded to the City of Santa Aha by deed recorded in Deed Book <br />222, Page 152, 119.98 feet South of the North line of Lot 1, <br />Block "P", Heil Tract, as recorded in Book 23, Page 28, Miscel- <br />laneous Records of Los Angeles County, said point being the <br />beginning of a curve concave to the Southwest with a central <br />angle of 12° 09' 17" and a radius of 470 feet; thence Northerly <br />and Westerly along the arc of said curve a distance of 99.69 <br />feet to a point of compound curvature which is the beginning <br />of a curve concave to the Southwest, with a central angle of <br />78° 17' 33" and a radius of 20 feet; thence Northerly and <br />Westerly along the arc of said 20° foot radius curve a <br />distance of 27.32 feet to its point of tangency with a line <br />which is parallel to and 5 feet Southerly from the North line <br />of Lots 1 and 2 of the said Block "P" in the Heil Tract; thence <br />Westerly parallel to and 5 feet Southerly from the said North <br />line of Lots 1 and 2 to the West line of said Lot 2; thence <br />Northerly along the West line of Lot 2 to the Northwest corner <br />thereof; thence Easterly along the North line of Lots 2 and 1, <br />which is also the South line of First Street, to the West line <br />of Flower Street as described above; thence Southerly along <br />the West line of Flower Street to the point of beginning; <br />RESERVING THEREFROM the spandrel shaped parcel of land bounded <br />on the North by a line that is parallel with and 30 feet <br />Southerly measured at right angles from the center line of <br />First Street; bounded on the East by a line that is parallel <br />with and 40 feet Westerly measured at right angles from the <br />construction center line of Flower Street; and bounded <br />Southwesterly by the arc of a curve concave Southwesterly, <br />having a radius of 25 feet and tangent to said Northerly and <br />Easterly boundaries. <br /> <br />Parcel <br /> <br />Those portions of Lot 1 of Sepulveda Tract, in the City of <br />Santa Ana, County of Orange, State of California, as per map <br />recorded in Book 31, Page 197 of Deeds, in the office of the <br />County Recorder of said County, lying Southerly of a line that <br />is parallel with and 30 feet Southerly measured at right angles <br />from the center line of First Street described as follows: <br /> <br />Beginning at the point of intersection of the Northerly line <br />of the land described in deed to Continental Baking Co. recorded <br />on September 15, 1955, in Book 3209, Page 491 of Official Records <br />of said County, with a line that is parallel with and distant <br />Westerly 30.00 feet, measured at right angles, from the North- <br />erly prolongation of the center line of Pacific Avenue, as <br />shown on the Map of Tract No. 1905, recorded in Book 64, pages <br />21 and 22 of Miscellaneous Maps, in the office of the County <br />Recorder of said County; thence along said parallel line, <br />South 0° 16' 46" East, 67.08 feet to the beginning of a tangent <br />curve concave to the Southwest and having a radius of 25.00 <br />feet; thence Northwesterly along said curve, 39.35 feet to a <br />point in a tangent line that is parallel with and distant <br />Southerly 42.00 feet, measured at right angles, from the <br />Northerly line of said land described in Book 3209, Page 491 <br />of Official Records; thence along said parallel line, South <br />89° 32' 15" West, 158.64 feet more or less, to a point in the <br /> <br />-2- <br /> <br /> <br />
