That the proposed service stations be archi- <br />tecturally coordinated with other buildings on <br />the site, and that the service bays face the <br />rear of the buildings. <br /> <br />The following conditions are to be complied with <br />prior to the issuance of a building permit: <br /> <br />File a parcel map with the Planning Department <br />showing severance of this area and Sunflower <br />frontage, and comply with Council approved <br />conditions. <br /> <br />Submit a revised plot plan to the Departments of <br />Planning and Public Works for their approval <br />showing the following changes from the original <br />plot plan: <br /> <br />Median openings for Bristol Street to be <br />coordinated with openings as approved for <br />VA 70-68. <br /> <br />10 feet deceleration lanes for the drives <br />located at the return type entries for a <br />distance of 70 feet. <br /> <br />c. Show median on MacArthur Boulevard. <br /> <br />d. Standard eight-foot full width sidewalk on <br /> Bristol Street and MacArthur Boulevard. <br /> <br />7. Furnish the Department of Public Works for their <br /> approval the following: <br /> <br />a. A sanitary sewer study. (Sanitation District <br /> No. 7 approval required.) <br /> <br />A final grading plan and an on-site drainage <br />flow plan showing the direction of flow to <br />the adjacent streets when this property is <br />developed. Plan is to include existing and <br />proposed elevations at the property lines. <br /> <br />c. A plan showing proposed on-site water system. <br /> <br />Provide a street easement for Bristol Street for <br />a width of 60 feet from center line to property <br />line. A 10-foot wider-width including a variable <br />transition width will be required for deceleration <br />lanes at the return type entries. <br /> <br />NOTE: The City agrees to pay for the additional paving <br /> in deceleration lanes. <br /> <br />Provide for vehicular access rights to Bristol <br />Street and MacArthur Boulevard except at approved <br />driveway openings. <br /> <br />NOTE: There will be no curb side parking on Bristol <br /> Street or MacArthur Boulevard. <br /> <br />NOTE: Dedication shall be initiated by owner, through <br /> the Department of Public Works, at least four weeks <br /> prior to application for a building permit to avoid <br /> delay. <br /> <br />- 2 - <br /> <br /> <br />
