14. Construct necessary storm drain facilities as <br /> required by the Department of Public Works. <br /> <br />15. Construct necessary water system facilities as <br /> required by the Department of Public Works. <br /> <br />16. Dedicate water system to the City. <br /> <br />17. <br /> <br />Provide for installation of approved street <br />lighting with underground service on all street <br />frontages unless otherwise noted. <br /> <br />18. <br /> <br />Ail plans and surveys for required public improve- <br />ments shall be prepared under the direction of a <br />registered Civil Engineer and shall be submitted <br />to the Department of Public Works for approval. <br /> <br />19. <br /> <br />Ail public improvement construction shall be <br />subject to inspection and approval by the <br />Department of Public Works. <br /> <br />20. <br /> <br />Required property dedications shall be initiated <br />by the owner, through the Department of Public <br />Works, at least four weeks prior to application <br />for a building permit, or use as applicable, to <br />avoid delay. <br /> <br />21. <br /> <br />In certain cases, the City will reimburse owner <br />for eligible street improvements costs. Owner <br />is advised to contact the Department of Public <br />Works for information regarding this reimbursement <br />policy. <br /> <br />22. No additional openings in existing median island <br /> will be allowed except as approved on the plot plan. <br /> <br />The following requirements must also be met: <br /> <br />Architecture of entire development shall be inte- <br />grated in a manner meeting the approve of the <br />Planning Department. <br /> <br />Architecture of the House of International Pancakes <br />shall be the same or similar as adjacent buildings <br />including color. <br /> <br />An integrated sign program shall be submitted to <br />and approved by the Planning Department for the <br />entire development. Pole signs shall conform to <br />the Sign Ordinance and shall be no closer than <br />10 feet to any property line and there shall be no <br />sign projection into the 10 feet. All other signs <br />shall conform to the Sign Ordinance. Said sign <br />program shall be approved by the Planning Department <br />prior to the issuance of permits for any signs in <br />the development. <br /> <br />Modifications to the submitted plot plan shall be <br />allowed subject to the review and approval of the <br />Planning Department; however, if the change is of <br />a magnitude that the staff feels that it is not a <br />minor modification the revision shall be referred <br />to the Planning Commission for consideration. <br /> <br />5.
