Miner <br /> <br />ADDRESS & ZONING: 2605 West Pomona <br /> AP 408-052-46 <br /> <br />R 1 District <br />SDM 23-5-10 <br /> <br />VA PURPOSE: To legalize two dwelling units on an R 1 single family residential <br /> lot, waiving the required one covered parking space per unit. <br /> <br />STAFF RECOMMENDATION: Denial <br /> <br />COMMISSION ACTION & VOTE: DENIED - May 10, 1976 <br /> <br />AYES: Commissioners Yates, Griset, Acosta, O'Dell, Ankrum, Winters <br />NOES: Commissioner Gosse <br />ABSENT: Commissioners None <br /> <br />REASON FOR ACTION: <br /> That the proposed project would be detrimental to the surrounding <br /> area and to the City's General Plan. That the subject property <br /> is a legal non-conforming parcel not meeting the 6,000 sq.ft. <br /> minimum lot size, norlthe 50-foot minimum street frontage. To <br /> allow an additional unit on the property, waiving the required <br /> off-street parking, would be a detriment to the neighborhood. <br /> <br />'DETAILS OF PROPOSAL: <br /> <br />1. Description of Proposal: <br /> <br />The applicant proposes to legalize a second dwelling unit on an R 1 lot, <br />w&iving the required one covered parking space per unit. The front dwelling <br />unit, which i§ the main house, contains approximately 1,140 sq.ft. The <br />second dwelling unit, which is located on the rear portion of the lot, con- <br />tains approximately 700 sq.ft..Building Department records indicate that <br />the unit was legally constructed as a rumpus room and storage room. However, <br />at no time was there a permit granted for the installation of a kitchen <br />facility, thereby making it a separate dwelling unit and requiring the <br />filing of this application. <br /> <br />Although there is an existing drive on the property with room for parking <br />one automobile, the Code requirement of one garage or carport per unit has <br />not been met. <br /> <br />2. Area Description: <br /> <br />A. Property: <br /> <br />A rectangular shaped parcel with 45 feet of frontage on Pomona Street, <br />a depth of 116 feet, and a total area of approximately 5,220 sq.ft. <br /> <br />B. Surrounding Development: single family residences in all directions. <br /> <br />C. Street System: Pomona Street is designated as a local street. <br /> <br />D. Comparable Applications or Circumstances: <br /> <br />Variance 1309, 2610 W. Pomona, to build an additional single family <br />dwelling on the rear part of a lot with an existing single family <br />residence on the front part ~ i~e lot was denied by the Planning <br />Commission on 4/25/60 and by the City Council on 5/2/60. <br /> <br />VA 76-8 Page 1. <br /> <br /> <br />
