Present Use: single family residence <br /> <br />General Plan Compatibility: <br /> <br />The General Plan indicates High Density Residential for the area under <br />consideration. <br /> <br />4. Reasons for Staff Reconeendation: <br /> <br />A. The General Plan indicates High Density Residential and this would <br /> be a further intrusion into the residential area with an office use. <br /> <br />B, There is a great amount of land in the City that is zoned for office <br /> use that is presently undeveloped. <br /> <br />If the Con~ission approves' the application, the following:standard require- <br />ments must be met: <br /> <br />A, Planning: 1, 2, 3, 4, 13, 14 <br /> <br />B. Public Works: l, 5, 10, 16, 2lc, d, 22c, 27, 28, 43 <br /> <br />6. The following requirements must also be met: <br /> <br />A. Planning <br /> <br />1) <br /> <br />2) <br /> <br />A 6-foot high, 6-inch wide decorative block wall be constructed <br />along the north and west property lines. Said wall shall not <br />exceed 4 feet in height within 20 feet of any street right of way. <br /> <br />Exterior of the bui!ding~shall be painted in a manner meeting the <br />approval of the Planning Department, if needed. <br /> <br />3) <br /> <br />Any signs on the office building shall meet with the requirements <br />of the p {Professional) zone in the sign ordinance. <br /> <br />Any modification to 5utldtng exterior design must maintain a resi- <br />dential appearance and must meet with the approval of the Planning <br />Department. <br /> <br />B. Public Works <br /> <br />Dedications: Street easement for a 15-foot radius Spandrel at the <br /> northwest corner of French and Eighth Streets. <br /> <br />2) Improvements.: <br /> <br />a) <br /> <br />French Street: Replace any poor sidewalk as required by the <br />Department of Public Works and place sidewalk in the spandrel <br />area at the]northwest corner of French and Eighth Streets.. <br /> <br />NOTE: Minimum width drive approach is l0 feet in the flat. <br /> <br />b) Replace curb return and sidewalk at the northwest corner of <br /> French and Eighth Streets to include a wheel chair ramp. <br /> <br />NOTE: Curb returh radius to be determined at a later date. <br /> <br />c) Eighth Street: Replace any poor sidwalk as required by the <br /> Department of Public Works. <br /> <br />NOTE: Developer responsible if any relocation of "guy pole" re- <br /> quired for drive approach. <br /> <br />d) <br /> <br />Developer must remove street trees adjacent to the proposed <br />drive approaches after written approval is obtained from the <br />Parks Department. <br /> <br />VA 76-qR pa~a? ~ I <br /> <br /> <br />
