Commission's standards, and decrease front yard setbacks from required 60 feet
to 50 feet, from center line of street, on property consisting of 30 lots

(Nos. 19 to 48, inclusive, Tract 3356) situated 0etween Lingan Ls~e on the
north and Wilshire Avenue on the south~15 lots facing west side of Raitt Street
and 15 lots facing east side of Townsend otreet, in P~-i District. Ws~me ~bke,
1234 South Douglas Street, representing some llO hcme owners, requested the
Council to refer to a map which had been submitted. He stated there is no
economic need for multiple family units in that area and preferred the section
remain residential;these units are seldom owner-occupied, and it is his under-
standing the builder intends to construct the apartments a~ sell the property;
stated %he units will create a traffic problem as there ~ill be some 180
famtlies in these apartments. ~r. and ~grs. Ralph A. Eaiser, 1134 Douglas

Street, inquired what benefits the Oity would gain by spot zoning this parti-
cular section in an R-1 District, as the home owners would gain nothing; it would
increase the school problem and traffic. Richard Latham, 1122 South Douglas,
objected to the grantingof the Variance. R. L. Jacobson, 1033 S. ~o~d Street,
stated he is opposed to the variance because he Oought his home with the under-
standing that the vacant land would be built to single-family dwellings and
disliked to see the area changed into a tenement section. ~. W. Hester, repre-
set, hug Fairview Hom~s, stated some 400 feet north of this property are approx-
imately 50 R-3 lots and 700 feet south are 27 R-3 lots; helieves the traffic
on Raitt Street will increase considerably in the next ~ or 5 years. The
buildings will be of a fine type, and it would be a hardship to sell 15 R-1
houses on Raitt Street. It was moved ~y Councilman Hall, seconded by Hu0bard
and carried, that the matter be postponed to the next regular meeting M~ 18,

situated at 1301-1303, 1307, 1311, 1315, and 1319 South Sycamore Street, in R-2
District for the parking and sale of new and used cars, and for parking for

~elvin L. Hobson, 1326 South Sycamore Street, on behalf of his neighbors,
stated he is not protesting but was interested in when the fence would be
erected. Lawrence Lewis, one of the purchasers of subject property, stated
there were no objections to buil~L~g a solid block fence but felt the chain
link fence as existing, planted to shrubs, might be more appropriate. It
was moved by Councilman mubbard, seconded by Hall and carried, that Variance
Application No. 1102 be granted, subject th conditions, and the further con-
dition that the solid block fence be constructed in accordance with the require-

ments and completed before issuance of a Use and Occupancy permit.
