<br />without a PK. Over the past 5 or 6 years the property has developed, from the
<br />Santa Ama Freeway area to almost 17th Street, in general warehousing and servicing
<br />structures for distributing merchandise. Attorney Tobias stated there will be no
<br />retail trade on premises; no more than 500 feet is to be used for a servicing area;
<br />25 off-street parking ~paces would be provided; and only 8 or 10 employees will be
<br />on the property; no trucks, either parked or for service will be in this area, and
<br />the property will not be detrimental to the neighborhood. The Council having un-
<br />an~mously waived the reading of the Resolution, on motion of Council-~n~ Gould,
<br />seconded by Hubbard and carried, the follow, nE Resolution entitled:

<br /> Commmnication was again read from the Planning Commission rec~maanding denial of
<br /> Variance Application No. 1160, filed by Alfred H. and F~t~a H. Steanett, to establish
<br /> an office and storage yard for heavy equipment on property situated at 1~695 South
<br /> Verano Street, in the R-1 District. It wRs mov~ by CouncilmAn Gould, secondad by
<br /> Brewer and carried, that Variance Application No. ~ be reconsidered in accordance
<br /> with re~nest of Attorney W. J. Clemo~s. Mr. Cle~ons stated his client is not agree-
<br /> able to paving the street, installing curbs and sidewalk, and in view of the value
<br /> of the property, it would be a financial impossibility to m~ke these improvements.
<br /> His client is agreeable to constructing the brick wa11 and to dedicating an ease-
<br /> ment for street purposes. It was moved by Councilman Gould, seconded by Hubbard and
<br /> carried, that the Public Works, Building, and Planning Departments be directed to
<br /> grant the building permits to approve any and al 1 work done under City standards and
<br /> to issue utility and use permits on the terms and conditions hereinafter provided
<br /> for in the Variance, except the requirement of improving sidewalks, curbs and gutters
<br /> at this time, and upon showing, by the applicant, that a block w~11 has been construc-
<br /> ted between the property at the wast side separating that property from ~e adjoin-
<br /> lng house and lot.

<br />Communication was read from the Planning Commission reccmmending approval of modifi-
<br />cation of Variance No. 1086, granted in May, 1959, filed by E. Reese Allison and
<br />Helen E. Peddicord, for a nursery for 44 children, with off-street parking for six
<br />cars at 1741 Grand Avenue, in R-1 District, and approval of request to increase the
<br />size of the structure and the number of children and to decrease off-street parking.
<br />On motion of Councilman Gould, seconded by Brewer and carried, the recommendation
<br />of the Planning Co,.,fssion was approved and the modification of Variance ApplicatiOn
<br />No. 1086 was granted.
