<br />It was moved by Councilman Gould and seconded by Brewer, that action be postponed
<br />until such time as the Planning Co,~fssion and Planning Department make a compre-
<br />hensive study and report as to the ulttmate use of the property generally bounded
<br />on the east by College Avenue, on the north by 17th Street, on the south by 16th
<br />Street, and on the west hy King Street.

<br />Communication was again read from the Planning C~mmission recommendiB~ denial of
<br />Variance Application No. 12~, filed by Joe Montano, to convert front house to a
<br />duplex and construct an apartment over garages in the rear, on property at 633 East
<br />Central Aveau~, in the R-1 District. Alberto Rios, 629 E. Central ~enue, (M~b~b~l*
<br />of several property owners, stated the applicant does not have sufficient parking
<br />facilities for the tenants, a driveway is not provided, nor space for parking at
<br />rear of the property; his house is adjacent to this recently moved-in house and his
<br />property has depreciated in value. Also, a fence was constructed of discarded lumber
<br />which is insubstantial and is a hazard to the children. Attorney Russell Behrens,
<br />208 Spurgeon Building, representing the applicant, advised his client wishes to
<br />rescind the application for an R-3 District and file applicatio~ for the R-2 Dis-
<br />trict. He stated the yard consists of 7,850 feet, is 157by50 feet; the buildings
<br />comprise 2,180 square feet, leaving a r-mainder of 5,670 sq,,~e feet, which can
<br />accommodate two familieS, with a play area for the children, ,1lowing for a 9-1/2
<br />foot driveway from the street to the rear of the premises, a ~d 17 feet between the
<br />
<br />front and rear houses for parking. On motion of Councilman Gould, seconded by

<br />hearim~ was closed. The Council having unanimously waived the reading of the Reso-
<br />lution, on motion of Councilman GOUld, seconded by Hubbard and carried, the follow-
