The following areas delineated in the Exhibits are <br />redesignated from the current land use categories to the "Medium <br />Density Residential" category: <br /> <br />Exhibit 5, areas A and B <br />Exhibit 6 <br />Exhibit 7, areas A and C <br />Exhibit 11, areas A, B and D <br />Exhibit 12, area C <br /> <br /> c. The residential density <br />being in the "Mixed Use" category <br />the following maximums: <br /> <br />in those areas designated as <br />in the Exhibits is reduced to <br /> <br />(1) 15 dwelling units per acre: <br /> <br />Exhibit 7, area B <br />Exhibit 11, area C <br /> <br />(2) 7 dwelling units per acre: <br /> <br />Exhibit 15, areas A and B <br />Exhibit 16, area B <br /> <br /> 4. Except as otherwise provided in paragraph 5 herein- <br />below, any real property which on or before January 8, 1990 meets <br />either or both of the following conditions may be developed in <br />accordance with the density limitations of the General Plan as <br />it existed immediately prior to its amendment by this Resolution: <br /> <br /> (a) Multiple-family residential development has been <br />approved for the property through any one of the following <br />discretionary actions: <br /> <br />(1) Approval of a conditional use permit. <br /> <br />(2) Approval of a tentative subdivision map. <br /> <br />(3) <br /> <br />Approval of a development project plan <br />(commonly referred to as a "site plan") <br />for the property pursuant to sections <br />41-688 et seq. of the Santa Ana Municipal <br />Code, or, as to property in an SD (Specific <br />Development) district, pursuant to the pro- <br />cedures set forth in the applicable specific <br />development plan. <br /> <br /> (b) Application for a building permit for such develop- <br />ment has been filed pursuant to Chapter 3 of the Building Code. <br /> <br /> <br />
