EXHIBIT A <br /> <br />DESIGN AND DEVELOPMENT STANDARDS FOR PARKING STRUCTURES <br /> <br />007' <br /> <br />DEFINITION: <br /> <br />A parking structure is a facility exclusive of surface parking lots whose <br />primary use is the temporary parking of motor vehicles. <br /> <br />I. Exterior/Architecture <br /> <br />Exterior walls of parking structures shall be finished with the <br />same material to match the architectural character of the <br />principal building. Architectural character Js defined as the <br />composite or aggregate characteristics of a structure, including <br />but mot limited to form, materials, architectural details and <br />other characteristics. <br /> <br />2o <br /> <br />The exterior of the parking structure shall be harmonious to the <br />surrounding buildings in the area as well as the principal <br />building(s) it serves. Retail use at the ground level of the <br />parking structure is encouraged in general to provide a <br />transitionary component and to improve the architectural <br />character. <br /> <br />Exterior elevations shall be designed to minimize untreated <br />facades. Untreated facades lack interesting patterns and/or <br />variation in surfaces. <br /> <br />Blank facades on walls shall be limited to a maximum of 20' <br />horizontally. <br /> <br />Exterior elevations shall replicate the window pattern and other <br />architectural elements of adjacent buildings. <br /> <br />An active streetscape shall be created through the use of water <br />walls, sculptures, two or more complementary building materials <br />and facades at ground level. <br /> <br />Pipes, mechanical equipment, etc., shall not be permitted on any <br />exterior surface and shall be screened from public view by <br />incorporating them into the structure. They shall not be <br />viewable from public areas. <br /> <br />Exterior walls of the parking structures shall have an open air <br />design with the first floor (ground level) walls being a maximum <br />of three feet high (except for sheer panels). A decorative <br />grill work shall be placed between such a wall and the flooring <br />for the second parking level (Figure 1). <br /> <br />The extarior elevations of the parking structure are encouraged <br />to exhibit horizontal rather than sloping design elements. <br /> <br />10. <br /> <br />$1gnage and graphics for the parking structure shall be <br />consistent, harmonious and visually related through the <br />incorporation of common design elements.
