A shade and shadow study shall be completed for any parking structure adjacent to residential, commercial or professional office uses to determine what Impact the parking structure may have on the adjacent use. The shadow of the proposed structure must not fall onto the adjacent property as defined above during the hours from 10:00 A.M. to 2:00 P.M. on any given day. 7. No parking area above or below grade shall be allowed to encroach into any required minimum setback. Landscaping The required landscaping shall be located adjacent to the structure and be distributed around its perimeter. ~ere the landscaping is adjacent to ventilation openings, shrubs must be maintained at a height of no greater than 3 feet. Trees placed in front of ventilation openings must be trimmed up to a height of six feet (Figure 1). A plaza/courtyard area shall be provided between the parking structure and principal building. A minimum of 50% of this area shall be landscaped, exclusive of decorative hardscape. Water features, such as fountains, water walls and pools shall be considered as part of the landscape. 3. The area of the plaza/courtyard shall be determined by the square footage equal to ten (10) times the base perimeter of any parking structure that has two parking levels of less. A landscape area equal to five times the perimeter of the parking structure shall be provided for each additional level of parking. The minimum width of the plaza/courtyard shall be 50% of the parking structure footprint and measured adjacent to the plaza/courtyard. 4. The trellis material shall be constructed of decorative and durable materials to enable vines to attach themselves for support. The trellis area must cover up to a minimum of 60% of the blank wall. Water conservation shall be an important consideration when selecting a plant palette. Plant materials shall be of California origin or from sub-tropical or Mediterranean type climates similar to that the Southern California. An automatic irrigation system shall be designed to provide deep watering for trees, shrubs and vines along with moisture sensors to monitor and minimize water usage. -4-
