A shade and shadow study shall be completed for any parking <br />structure adjacent to residential, commercial or professional <br />office uses to determine what Impact the parking structure may <br />have on the adjacent use. The shadow of the proposed structure <br />must not fall onto the adjacent property as defined above during <br />the hours from 10:00 A.M. to 2:00 P.M. on any given day. <br /> <br />7. No parking area above or below grade shall be allowed to <br /> encroach into any required minimum setback. <br /> <br />Landscaping <br /> <br />The required landscaping shall be located adjacent to the <br />structure and be distributed around its perimeter. ~ere the <br />landscaping is adjacent to ventilation openings, shrubs must be <br />maintained at a height of no greater than 3 feet. Trees placed <br />in front of ventilation openings must be trimmed up to a height <br />of six feet (Figure 1). <br /> <br />A plaza/courtyard area shall be provided between the parking <br />structure and principal building. A minimum of 50% of this area <br />shall be landscaped, exclusive of decorative hardscape. Water <br />features, such as fountains, water walls and pools shall be <br />considered as part of the landscape. <br /> <br />3. The area of the plaza/courtyard shall be determined by the <br /> square footage equal to ten (10) times the base perimeter of any <br /> parking structure that has two parking levels of less. A <br /> landscape area equal to five times the perimeter of the parking <br /> structure shall be provided for each additional level of <br /> parking. The minimum width of the plaza/courtyard shall be 50% <br /> of the parking structure footprint and measured adjacent to the <br /> plaza/courtyard. <br /> <br />4. Minimum planter dimens_~.~l have dimensions <br /> equal or greater than a~.~th and 4' depth. An internal <br /> drainage system an~ proofing of the planters shall be <br /> provided~~ with a drip~igatton system. A proper <br /> ' enter mix shall be specified on the landscape plan. <br /> <br />A trellis work may be incorporared into the building design <br />where blank walls occur on the structure. The trellis material <br />shall be constructed of decorative and durable materials to <br />enable vines to attach themselves for support. The trellis area <br />must cover up to a minimum of 60% of the blank wall. <br /> <br />Water conservation shall be an important consideration when <br />selecting a plant palette. Plant materials shall be of <br />California origin or from sub-tropical or Mediterranean type <br />climates similar to that the Southern California. An automatic <br />irrigation system shall be designed to provide deep watering for <br />trees, shrubs and vines along with moisture sensors to monitor <br />and minimize water usage. <br /> <br />-4- <br /> <br /> <br />
