IV. <br /> <br />e <br /> <br />The number of pedestrian and w~hicular access points shall be <br />minimized. A minimum of 4' w~de pedestrian sidewalks along side <br />every vehicular access locati~u(s) shall be provided. Ail <br />entrances and exits should be capable of closure after hours. <br /> <br />Trash enclosures shall never be placed adjacent to points of <br />pedestrian or vehicular access. Any trash enclosures located <br />within the footprint of the parking structure shall be fully <br />enclosed and lockable. <br /> <br />Pedestrian routes from the parking structure lobby to the <br />principal building shall provide an aesthetic transition <br />compatible with the quality of the building. <br /> <br />Pedestrian circulation shall be clearly delineated and separate <br />from automobile circulation. The use of landscaping, walkways <br />and decorative hardscape is encouraged to emphasize pedestrian <br />areas. <br /> <br />10. Any subterranean levels shall use offset sloping rams to allow <br /> for open and unobstructed v~slbility for floor surveillance. <br /> <br />11. Horizontal beam type construction shall be used to eliminate <br /> column supports in parking spaces and aisle areas. <br /> <br />Setbacks <br /> <br />Parking structures above grade shall maintain the established <br />setback for the area and all of the following applicable <br />setbacks, whichever is greater: <br /> <br />a) <br /> <br />Setbacks per appropriate zone; however, the minimum <br />setback for corner lots shall be 25' on the street sides of <br />the structure. <br /> <br />b) <br /> <br />Building up to 25' in height shall provide a minimum 15' <br />street setback; building above 25' shall provide an <br />additional 5' setback at each level above the 25' base. <br /> <br />c) Setbacks for side yards and rear yards shall be a minimum <br /> of 10' wide. <br /> <br />2. Structures that abut property zoned, used or designated on the <br /> General Plan for residential purposes shall provide a 15' <br /> minimum buffer area adjacent to that use. <br /> <br />Ail setbacks shall be landscaped. Berms and slopes may be used <br />to give more dimension to the setback. <br /> <br />Ail appurtenances (i.e. transformers, ventilation shafts, etc.) <br />must be located outside any required setback and shall be <br />screened from public vlew. <br /> <br />5. Structures with staggered setbacks shall provide landscape <br /> planters at each level suffic~ent width and depth to support <br /> shurbs, grouadcovers, and vines. <br /> <br /> <br />
