075 <br /> <br />Fo <br /> <br />Rationale <br /> <br />The redevelopment of the Bristol Street corridor is expected to result <br />in many improvements to its physical character. This will occur <br />through removal of aged and/or deteriorated buildings, signs, and <br />structures and unsightly or underutilized properties, and their. <br />replacement with an attractive landscape treatment, modern street <br />lighting, and other street improvements of a more uniform appearance <br />and higher quality, along with new buildings and developed sites that <br />reflect the City's current development standards and the design <br />objectives for the Bristol Corridor Redevelopment Project. <br /> <br />The relocation benefits and assistance of the Project Area Committee <br />will minimize the extent and severity of the displacement of local <br />minority households and businesses, while providing the necessary <br />funding to cover all of the relocation costs. <br /> <br />Community Facilities <br /> <br />Significant Effects <br /> <br />Right-of-way requirements would result in the diminishment of site <br />area at one public elementary school and one church, and would <br />require displacement of two private preschools. The affected sites <br />include: <br /> <br />loss of front yard area at the Jose Andres Sepulveda School <br />(not considered significant since the school district acquired this <br />site from the City, with agreement that Bristol Street frontage <br />would be donated to City for this project); <br /> <br />the Southwest Learning Center/Preschool (private) would be <br />displaced; <br /> <br />3. the Childrens Center/Preschool (private) would be displaced; <br /> <br />the Lutheran Church at 1406 South Bristol Street would lose <br />land along Bristol Street, requiring a reorientation of building <br />and parking areas to meet City of Santa Ana zoning standards. <br /> <br />Finding <br /> <br />The following measures have been incorporated into the project, <br />which, if properly implemented, will lessen the effects on community <br />facilities to a level of insignificance. <br /> <br /> <br />
