<br />the owner dedicate to the City a street easement for full width of the
<br />property involved along Willits Street, a strip of land 40 feet in width
<br />measured southerly of and at right angles to the north property line. Th,

<br />Sullivan Street, in accordance with precise plan of Willits Street,
<br />through negotiation with property owner, The property owner shall dedicate
<br />all vehicular access to Willits Street including that portion purchased

<br /> ment plans or before. It is probable that a reinforced concrete pipe to!i
<br /> carry the runoff under Fairview Avenue will be required,

<br /> if a six-foot block wall is constructed along Fairview, the dedication cs
<br /> be reduced to 50 feet. This will also require an eight-foot sidewalk wi
<br /> openings for trees,

<br /> that the owner pay $300.00 per acre drainage assessment fee,

<br /> that all engineering for the above improvements be done by the owner's
<br /> Engineer and submitted to the Department of Public Works,

<br /> that all requested deeds be prepared by a competent Title Company on a
<br /> City deed form and submitted to the Department of Public Works, and
<br />
<br /> that all of the above conditions be complied with p~ior to issuance of a
<br /> Utilities Release by the Building Department.
