Variance No. 94-1 <br />AuqusC 15, 1994 <br />Page 1 of 1 <br /> <br />That because of special circumstances applicable to the subject property, <br />including size, shape, topography, location or surroundings, the strict <br />application of the zoning ordinance is found to deprive =he subject props=fy <br />Qf privileges not otherwise at variance with the intent and purpose of the <br />provisions of this chapter. <br /> <br />This project rehabilitates a site with an existing car wash and when <br />completed will substantially upgrade, landscaping, signage and overall site <br />appearance. Due to the existing building location and existing site <br />cons=taints, this project requires variances from City landscaping setback <br />and parking codes. The majority of the variances required for this project <br />ere for existing conditions and not due to the construction of the two detail <br />bays on this site. Although this site does not meet all aspects of the <br />City's landscape code, tree and plant s~zes have been upgraded and additional <br />landscaping has been provided in the parking and waiting areas to help <br />compensate for chose areas where this project is deficient from City <br />landscape codes. <br /> <br />That =he granting of a variance is necessary for =he preservation and <br />en~o~ment of one or more substantial property rights. <br /> <br />The granting of the variances will allow the property owner a reasonable <br />addition =o his business while improving the overall appearance and function <br />of the site. <br /> <br />That the granting of a variance will not be materially detrimental to the <br />public welfare or injurious to surrounding property. <br /> <br />The project will bm a benefit to surrounding property owners by substantially <br />upgrading building elevations, landscaping and overall site appearance. The <br />project will also benefit the community by providing a service where members <br />of =he community can take their vehicles to be cleaned and de=ailed. <br /> <br />That the granting of a variance will not adversely affect =he General Plan of <br /> <br />The granting of a variance will no= adversely affect the City's General Plan <br />designation for the area of General Business District (GBD) because a car <br />wash ia consistent with the General Business District land uae designs=ion <br />along Grand Avenue. <br /> <br />Z77 <br /> <br />EXHIBIT <br /> <br /> <br />
