RESOLUT O 94-060 <br />Page 5 2 7 <br /> <br />Variance No. 94-1 and Conditional Use Permit No. 94-2 <br />August 15, 1994 <br />Page 1 of 3 <br /> <br />conditions for A~oroval <br /> <br />Should Variance No. 94-1 and Conditional Use Permit 94-2 be approved, the project <br />shall comply with all requirements and applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the Uniform Fire code, the <br />Uniform Building Code and other applicable regulations, In addition, the project <br />shall comply with the following conditions: <br /> <br />A. ~uildina Safety Division <br /> <br />The project owner/developer shall designate a contact person who has <br />the authority to act on behalf of the owner to coordinate and provide <br />consistency for all of the plans required for the project including <br />landscaping, grading, pedestrian protection, architecture, structural, <br />electrical, mechanical and plumbing. Note on the drawings the contact <br />person's name, position, business address, telephone and development <br />processing numbers. <br /> <br />Fire Deoartment <br /> <br />Prior to the issuance of any building permit for this project, the <br />remediation equipment shall be installed and in use (operational). <br /> <br />Prior to issuance of a building permit, the owner shall commit to <br />providing either an on-site fire hydrant and fire lane or sprinklers <br />for the existing and new buildings on this site. <br /> <br />The remediation plume shall be defined and the definition approved by <br />the Fire Department prior to Building Department Plan check. <br /> <br />The building permit will not be finialed if remediation is discontinued <br />during the construction of the new building. <br /> <br />C. Planninq Division <br /> <br />Street sweepers or other commercial vehicles shall not be parked or <br />stored on this site. <br /> <br />No automobile repair or any other type of mechanical servicing of <br />vehicles is permitted on this site. <br /> <br />The proposed auto detail bays shall not be used to wash vehicles. All <br />vehicles shall be washed, if necessary, within the exiet£ng fully <br />enclosed car wash building adjacent to Grand Avenue. The detail bayB <br />shall not at any time be converted to a coin operated car wash, self <br />service car wash or any other type of car wash without an amendment to <br />the Conditional Use Permit. <br /> <br />EXHIBIT C <br /> <br /> <br />
