The report shall be filed <br />with the respective agencies prior to the issuance ora grading permit. <br /> <br />The project developer shall prepare a comprehensive, long-term post construction <br />stormwater management plan, incorporating both structural and non-structural Best <br />Management Practices (BMP's). The plan shall be approved by the City of Santa Aha <br />Public Works Agency prior to the issuance ora grading permit. <br /> <br />TRANSPORTATION/CIRCULATION <br /> <br />Significant Effect <br /> <br />There is a lack of adequate ingress/egress driveways for project traffic. <br /> <br />Changes or alterations have been required in, or incorporated into, the project <br />which avoid or substantially lessen the significant environmental effect identified in <br />the Final EIR. <br /> <br />Facts in Support of the Findin_~ <br /> <br />The project does not have adequate driveway access at this time for project traffic. New <br />ingress/egress driveways along with proper signage and. signalization will be required. Potential <br />access impacts from Seventeenth Street i:an be reduced to a less than significant level through the <br />implementation of the following mitigation measures: <br /> <br />1. The project developer shall construct the project driveways on Seventeenth Street. <br /> <br />The project developer shall modify the traffic signal at the main project driveway on <br />Seventeenth Street for traffic generated from the proposed site. This signal has not yet <br />been installed and is a condition of approval of the Gateway Shopping Center Project <br />(now referred to as the Centre on Seventeenth Project). <br /> <br />Significant Effect <br /> <br />As proposed, the project has a parking code deficiency of 62 spaces. <br /> <br />Changes or alterations have been required in, or incorporated into, the project <br />which avoid or substantially lessen the significant environmental effect identified in <br />the Final EIR. <br /> <br />Facts in Support of the Findin_~ <br /> <br />The project developer has requested a ten percent parking reduction in the number of parking <br />spaces required by the zoning code to take into account the sharing of parking spaces by the retail <br /> <br />10 <br /> <br /> <br />
