The proposed subdivision is conditioned in conformance with the City's <br />General Plan. <br /> <br />The proposed project, as conditioned, conforms to all applicable requirements of the <br />zoning and subdivision codes, as well as other applicable City ordinances. <br /> <br />The proposed subdivision conforms to the provisions and intent of the State of <br />California Subdivision Map Act, the City of Santa Ana's Industrial Development <br />Standards, and all other applicable City ordinances and zoning requirements. <br /> <br />The project site is physically suitable for the type and density of the proposed project. <br /> <br />The proposed subdivision is approximately 11.77 acres and is a combination of <br />vacant land and industrial buildings and uses. The proposed lot configuration <br />meets the City's minimum lot size and street fi'ontage requirements and is suitable <br />for the industrial project as proposed. The City's General Plan allows a <br />development intensity of 0.45 floor area ratio (FAR). The intensity of the <br />proposed development ranges from a 0.38 FAR to a 0.45 FAR in accordance with <br />the City's General Plan. <br /> <br />The design and improvements of the proposed project will not cause substantial <br />environmental damage or substantially and avoidably injure fish or wildlife or their <br />habitat. <br /> <br />An Initial Study and Negative Declaration ("ND") was prepared, pursuant to the <br />California Environmental Quality Act. After the implementation of mitigation <br />measures, no significant environmental impacts would result from the project. <br />The subject property is a combination of vacant land and industrial uses and <br />buildings. The site is located in a highly urbanized area. As stated in the ND, <br />"The project site is primarily vacant. It is devoid of vegetation with the exception <br />of scattered non-native trees. There are no plant or wildlife species or biological <br />habitats on the project site that are considered sensitive at either the federal, state, <br />or local level." The proposed project would not cause environmental damage, or <br />any injury to wildlife or it habitat. <br /> <br />The design or improvements of the proposed project will not cause serious public health <br />problems. <br /> <br />2 <br /> <br /> <br />
