RESOLUTION NO. 99-0_7_5 <br />NOVEMBER 8, 1999 <br />PAGE 1 OF 4 <br /> <br />Conditions of ADDroval <br /> <br />Vesting Tentative Parcel Map No. 99-110 is approved subject to compliance, <br />to the reasonable satisfaction of the Planning Manager, with all <br />applicable sections of the Santa Aha Municipal Code, the State of <br />California Subdivision Map Act, the California Administrative Code, the <br />Uniform Fire Code, the Uniform Building Code and all other applicable <br />regulations. <br /> <br />The applicant must comply in full with each and every condition listed <br />below prior to exercising the rights conferred by this approval. <br /> <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the vesting tentative parcel map. <br /> <br />A. Buildinq Division <br /> <br />Should the applicant elect in the future to have a common <br />four-hour fire-resistive wall, the following conditions (also <br />in letter dated September 27, 1999) shall become a part of the <br />Covenants, Conditions and Restrictions for the subject <br />property: <br /> <br />a) <br /> <br />There shall be no penetrations, including small pipes, in <br />the four-hour fire-resistive rated common wall. <br /> <br />b) <br /> <br />The four-hour fire-resistive rated common wall shall <br />extend a minimum of 30 inches above the adjacent roofs. <br /> <br />c) <br /> <br />The building on each side of the four-hour fire-resistive <br />common wall shall be designed and constructed to be <br />structurally and functionally independent. <br /> <br />d) <br /> <br />The above conditions shall be recorded as part of the <br />Covenants, Conditions and Restrictions for the subject <br />development and shall run with the land and be approved <br />by the City of Santa Ana's Building Official and City <br />Attorney's office. <br /> <br />e) <br /> <br />The subject CC&R's shall include a provision which <br />requires any modification of said CC&R's to be approved <br />by the City of Santa Ana's Building Official. <br /> <br />ATTACHMENT A <br /> <br /> <br />
