RESOLUTION NO. 99-0_7_5 NOVEMBER 8, 1999 PAGE 1 OF 4 Conditions of ADDroval Vesting Tentative Parcel Map No. 99-110 is approved subject to compliance, to the reasonable satisfaction of the Planning Manager, with all applicable sections of the Santa Aha Municipal Code, the State of California Subdivision Map Act, the California Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable regulations. The applicant must comply in full with each and every condition listed below prior to exercising the rights conferred by this approval. The applicant must remain in compliance with all conditions listed below throughout the life of the vesting tentative parcel map. A. Buildinq Division Should the applicant elect in the future to have a common four-hour fire-resistive wall, the following conditions (also in letter dated September 27, 1999) shall become a part of the Covenants, Conditions and Restrictions for the subject property: a) There shall be no penetrations, including small pipes, in the four-hour fire-resistive rated common wall. b) The four-hour fire-resistive rated common wall shall extend a minimum of 30 inches above the adjacent roofs. c) The building on each side of the four-hour fire-resistive common wall shall be designed and constructed to be structurally and functionally independent. d) The above conditions shall be recorded as part of the Covenants, Conditions and Restrictions for the subject development and shall run with the land and be approved by the City of Santa Ana's Building Official and City Attorney's office. e) The subject CC&R's shall include a provision which requires any modification of said CC&R's to be approved by the City of Santa Ana's Building Official. ATTACHMENT A
