Task 2 - Program Analysis/Desig-n Development <br />a. Assess and incorporate all design criteria and construction requirements as identified <br />above under "B. Objectives and Desivon Considerations", which include but are not limited to <br />handicapped requirements, safety provisions, CBC, seismic considerations, orientation, <br />mechanical, electrical, maintenance factors, flood zone requirements, fire and security <br />codes. <br />b. Perform topography survey. Survey limits shall be sufficient to determine drainage patterns <br />and other constraints. <br />c. Assess all existing site conditions. <br />d. Assess space requirements of proposed facilities. <br />e. Assess pedestrian and service circulation patterns. <br />f. Assess project utility design requirements. Plot all known underground utilities on base <br />sheet within the general area in and around the project site. Meet with City's Project <br />Manager, City Park Planner and Zoo Maintenance Supervisor to review as -built drawings <br />and to discuss known utility runs and issues. Coordinate and resolve design and - <br />construction phase conflicts between existing underground utilities and proposed <br />construction. <br />g. Assess all design criteria, standards, processing requirements and construction procedures <br />from all governmental agencies• having jurisdiction. <br />h. Provide description of performance criteria and quality standards for overall building <br />systems such as structure, security, fire suppression, lighting, HVAC, and energy, etc. <br />i. Assess all impacting codes listed under section "A.2" above. <br />j. Prepare and present concept plan for Zoo Design Review Team approval. <br />Task 3 - Construction Document <br />a. Construction Documents shall be prepared based on the approved concept plan. <br />Consultant shall submit ten (10) sets of construction documents at 95% completion as <br />identified. The construction documents shall be for review by the Zoo Development <br />Team, and interagency review and plan checks. <br />Drawings shall include the following Cover sheet <br />• Overall site plan, including parking lot <br />• Grading Plan (include survey information) <br />• Drainage Plan <br />• Site Layout and Construction <br />• Foundation plan with dimensions <br />• Floor plan with dimensions <br />• Schedules (including but not limited to finish, door, window, hardware) <br />• Framing plan <br />• Building sections <br />• Interior elevations, as necessary <br />• Exterior elevations <br />• Roof plan <br />• Mechanical Plan <br />4 <br />
