<br />8 <br /> <br />8 <br /> <br />8 <br /> <br />One Broadway Plaza <br />Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />Broadway subject to the review and approval of the City Engineer. The project <br />proponent shall pay all costs associated with this median prior to building permits being <br />issued. <br /> <br />T-19 <br /> <br />To assure use of onsite parking as intended, the project CC&Rs will require that all <br />commercial tenant leases specify that employees must park onsite within the One Broadway <br />Plaza parking garage. In addition, the property manager will require that parking personnel <br />patrol adjoining properties on a daily basis to enforce such lease provisions. This daily <br />patrol will be performed by a uniformed parking employee driving a utility vehicle that will <br />be signed to identify it as a part of the One Broadway Plaza Management. The areas to be <br />patrolled will be marked on a grid map of the streets surrounding One Broadway Plaza. <br /> <br />4.2.6 IMPACTS RELATED TO PEDISTRIAN ACCESS <br /> <br />4.2.6.1 Potentially Significant Adverse Impacts Related to Pedestrian Access <br /> <br />As described in detail in Section 3.5 (Transportation) in the EIR, the project may adversely <br />impact pedestrian access in the vicinity of the project site during project construction. <br /> <br />4.2.6.2 Findings Related to Pedestrian Access Impacts <br /> <br />Changes or alterations have been required in, or incorporated into, the One Broadway Plaza <br />project which avoid or substantially lessen the significant environmental effect as identified in <br />the EIR. <br /> <br />4.2.6.3 Facts in Support of the Finding Related to Pedestrian Access Impacts <br /> <br />Implementation of mitigation measures T-20, provided below, will substantially lessen the <br />adverse impacts of the One Broadway Plaza project related to parking, and will reduce these <br />potentially significant adverse impacts to below a level of significance. <br /> <br />T-20 <br /> <br />The project developer shall provide pedestrian access around the project site during project <br />construction activities and post appropriate signs around the site directing pedestrians to use <br />the sidewalks across the street from the project site. Permanent sidewalks shall be installed <br />around the project site to provide for pedestrians access to the site. <br /> <br />4.2.7 IMP ACTS RELATED TO AIR TRANSPORT A nON <br /> <br />4.2.7.1 Potentially Significant Adverse Impacts Related to Air Transportation <br /> <br />As described in detail in Section 3.5 (Transportation) in the EIR, the project office building may <br />interfere with flights into John Wayne Airport (JW A) and other area airports.
