<br />ZONING ADMINISTRATOR HEARING <br />MINUTES <br /> <br />MARCH 23, 2005 <br />TENTATIVE PARCEL MAP NO. 2005-01 (COUNTY MAP NO. 2004-288) <br /> <br />Ms. Maya De Rosa, Acting Zoning Administrator, opened the public hearing at 10:41 a.m. in <br />the City Hall Ross Annex Conference Room 2001. <br /> <br />Also in attendance were: Mark Keller, representing Applicant; Ann Ni, Case Planner; Karen <br />Haluza; Principal Planner and Martha Ramirez, Recording Secretary. <br /> <br />Ann Ni presented the staff report and recommendations to subdivide the property at 1939 <br />South Susan Street into two parcels. <br /> <br />Public Comments: <br /> <br />Mr. Keller indicated applicant agreed with the staff report with the exception of Planning <br />Condition No.3, Exhibit 6 regarding "Prior to recordation of final map... and record a <br />reciprocal ingress and egress easement." Applicant would like to avoid recording prior to <br />the final map but rather reach an agreement with the parcel map concurrent with <br />recordation. <br /> <br />Ms. Ni stated that wording "Prior" refers to standard conditions on subdivisions; this parcel <br />map would bring both properties in compliance with code standards and need reciprocal <br />agreement in order to support statement for approval (for required driveway with adequate <br />backup space). Ms. De Rosa stated this process ensures access for both parcels. Ms. <br />Haluza stated that for all intents and purposes the agreement occurs concurrently, even <br />though the language states prior to. <br /> <br />Zoning Administrator made an action to approve Tentative Parcel Map No. 2005-01 as <br />conditioned. <br /> <br />Ms. Ni stated the item would be presented to the City Council for final approval on April 18, <br />2005. <br /> <br />The hearing adjourned at 10:49 a.m. <br /> <br />Martha Ramirez <br />Recording Secretary <br /> <br />31A-11 <br />
