Adopt a resolution approving General Plan Amendment No. 2005-02. <br /> <br />2. Adopt an ordinance approving Amendment Application No. 2005-06. <br /> <br />DISCUSSION <br /> <br />Request of the Applicant <br /> <br />The City of Santa Ana is requesting approval of General Plan Amendment No. <br />2005-02 and Amendment Application No. 2005-06 to change the General Plan <br />land use designations and zoning districts to be consistent with the <br />underlying single family residential, public school, church and open space <br />land uses. <br /> <br />Property Description <br /> <br />The general plan amendment and rezoning proposal involve properties <br />generally bounded by St. Andrew Place, Bristol Street, Poplar Street and <br />Edinger Avenue (Exhibit 1). As presented in Exhibit 2, the project area <br />is built-out with single family residences, Sepulveda Elementary School, a <br />church, and one parcel along Bristol Street as passive open space. The <br />existing General Plan land use designations for the affected properties <br />are a mixture of Low Density Residential (LR-7) allowing a maximum density <br />of seven dwelling units per acre of land, Institutional (INS) allowing a <br />maximum floor area ratio of .5, and General Commercial (GC) allowing a <br />maximum floor area ratio of .5. These properties are assigned a mixture <br />of zoning districts including Single Family Residence (R1), Single Family <br />Residential Parking Modification (R1-B), Arterial Commercial (C5) and Open <br />Space (0).
