<br />Less than Significant Impact <br /> <br />The project site is surrounded by commercial land uses. <br />Additionally, within the nearby vicinity are multiple <br />family land uses. The proposed project would be compatible <br />with the other commercial 1 and uses in the area and would <br />provide supporting neighbor commercial uses to the multiple <br />family land uses. The proposed project would not <br />physically divide any established community and would be <br />compatible with other existing land uses in the area. <br /> <br />B. Conflict with any applicable land use plan, policy, or <br />regulation of an agency with jurisdiction over the <br />project adopted for the purpose of avoiding or <br />mitigating an environmental effect? <br /> <br />Less Than Significant Impact <br /> <br />The project site has a General Plan land use designation of <br />General Commercial (GC). Under the current General Plan <br />designation a Floor Area Ratio (FAR) up to 0.5 would be <br />permitted. The proposed project would have a FAR of 0.15 <br />and would be consistent with the intent General Commercial <br />designation. <br /> <br />The project site has a current zoning designation of <br />Single-Family Residence (R1). Under the R-1 zoning, <br />commercial land uses are not permitted. Additionally, the <br />R-1 zoning is not a correlating land use with the existing <br />General Commercial General Plan designation on the proj ect <br />site. <br /> <br />As part of the proposed proj ect the proj ect applicant is <br />requesting a zone change from Single Family Residential (R- <br />1) to Arterial Commercial (C-S). The proposed project would <br />be consistent with the intent of the Arterial Commercial <br />zoning and would be a correlating land use with the <br />Community Commercial General Plan designation on the <br />project site. <br /> <br />C.
