PROJECT PARKING REQUIItEMENTS <br />The project's parking requirements, based on the City of Santa Ana parking code, are summarized on Table <br />7. The total parking requirement for the two lots will be 174 parking spaces. Therefore, the proposed <br />parking supply will meet the code-required parking for the combined center. <br />Shared Parking for Potential Alternative Site Use <br />An alternative site use for Lot 1 could include a night club component of approximately 1,900 square feet in <br />the main restaurant. This is not part of the current proposal, but a discussion of the effect of a night club on <br />parking requirements is provided here for information purposes. <br />The night club use would have a higher parking requirement than regular restaurant use - 1 space per 28 <br />square feet of night club use (including bar and dance floor area) compared to 1 space per 100 square feet of <br />restaurant area. For 1,900 square feet, this represents an increase in parking of 49 spaces. A summary of the <br />parking requirements for this night club site use is provided on Table 8. <br />With the night club use, the site would have a parking requirement of 223 spaces, compared to the 175 spaces <br />provided. Although the Crazy Horse Square site would have a parking shortage compared to the City of Santa <br />Ana parking code, the mixed-use nature of the site (a combination of retail, night club and food uses) makes it <br />a good candidate for shared parking relationships amongst the uses.
