<br />SCOPE OF WORK <br />THE SITE <br />The site is located in the existing parking lot at 20 Civic Center Plaza, Santa Ana, CA 92701. The eastern <br />boundary faces an existing juvenile detention center, the northern boundary faces the existing City Hall <br />building and the southern boundary faces Santa Ana Boulevard (See Attachment "A" for conceptual site <br />plan). The site is relatively level and currently operates as an asphalt parking lot. <br />DEMOLITION OF EXISTING JUVENILE DETENTION CENTER <br />The existing County of Orange Juvenile Detention Center building may be demolished as part of this <br />contract. The structure is located at 500 Ross Street and is approximately 18,000 square feet in size. <br />At the time of the preparation of this RFQ, the County of Orange was determining the feasibility of <br />relocating the structure. If the structure is to be relocated, the County of Orange will perform the <br />relocation. Otherwise, the Program Manager and his Team are responsible for all coordination and <br />permitting as required for the demolition. The fee proposal should include all professional services fees <br />for this work. <br />SITE PREPARATION <br />The Program Manager and his Team are responsible for all site preparation to get the proposed parking <br />structure site "pad ready". <br />THE PARKING STRUCTURE <br />The new parking structure will be a new three-level (2 story), 355 space parking structure. The new <br />parking structure will be approximately 270 foot long by 140 foot wide. The structure is to conform to all <br />applicable rules, regulations and codes. At a minimum, the parking structure should include the following <br />features: <br />- Cast-in-place, reinforced concrete conforming to all applicable codes and regulations. <br />- Full ADA accessibility. <br />= - Barrier cables at all interior ramp locations. <br />' - Two (2) steel stairs <br />- Two (2) 3-stop hydraulic elevators <br />- One (1) pedestrian bridge from Santa Ana Boulevard to complement the Civic Center <br />Master Plan/Circulation pattern. <br />The design and construction budget for this facility is approximately $2.6 million. <br />THE SELECTION PROCESS -Overview <br />The elements and sequence of this qualification-based selection process follows: (Details maybe found in <br />the section titled "The Selection Criteria") <br />Issuance of this RFQ. <br />Pre-Submittal Conference [o Discuss Project Objectives. <br />Submittal of Qualifications Package and Fee Proposal. <br />Evaluation of Qualifications by a Panel. <br />3 of 9 <br />
