Transportation/Circulation <br />A complete traffic impact analysis (TIA) will be prepared by a traffic firm <br />to be selected by the City and is not included in this scope of work. We <br />would be happy to provide input on the scope of work. <br />Utilities and Service Systems <br />Utility companies serving the proposed project will be contacted to <br />identify existing facilities, service levels, and capacities available to serve <br />the proposed land uses and intensity of proposed development. The <br />demand placed on these utilities will be estimated and the ability of the <br />agencies to accommodate this growth will be assessed. Because the <br />project has fewer than 500 residential units, a Water Supply Assessment <br />per SB 610 is not reouired. Based on the findings of these inQuiries, the <br />need for possible extensions and upgrading of public facilities to service <br />the project will be identified in the EIR. Measures to avoid or reduce the <br />significance of project -related utility impacts will be developed and <br />included in the EIR. The utilities to be addressed will include: <br />• Water <br />• Sewer <br />• Solid Waste <br />We assume we will be able to address the following utilities in the Initial <br />Study and close out the potential for any significant impacts with regard <br />to: <br />• Electricity <br />• Natural Gas <br />• Telephone <br />• Cable Service <br />Task 4.3: Alternatives to the Proposed Project <br />In compliance with Section 15126(d) of the State CEQA Guidelines, the <br />EIR will evaluate a reasonable range of alternatives. The Planning Center <br />will consult with City staff for assistance in defining the alternatives to be <br />analyzed in the EIR. Alternatives will be selected on the basis of their <br />ability to (1) avoid or reduce one or more of the project's significant <br />impacts and (2) feasibly attain most of the basic objectives of the project. <br />The rationale for selecting each alternative will be explained, along with <br />the principal features and environmental effects of each one. If any <br />alternatives were considered during the project scoping process but <br />rejected, reasons for rejecting those alternatives will be provided. <br />Environmental Impact Report for the Village Green Mixed Use Residential Community THE PLANNING CENTER I Page 2-13 <br />
