Analyses of up to three alternatives in addition to the "No Project" <br />Alternative are included in the cost estimate for the EIR. Potential <br />alternatives scenarios include ( I ) No-Project/Existing Conditions <br />Alternative: (2) Reduced Intensity Alternative 1; and, (3) Reduced <br />Intensity Alternative II and 4) an Alternative Land Use Plan Alternative. <br />Impacts associated with each alternative will be compared to proposed <br />project impacts, for each of the environmental impact categories <br />included in the preceding sections of the EIR. The environmentally <br />superior alternative will be identified; if it is the No-Project/Existing <br />Conditions Alternative, then one of the development alternatives will be <br />identified as environmentally superior to the others. <br />Task 4A CEQA-Mandated Sections <br />In addition to the topical issues discussed above, the following sections <br />will be prepared as mandated by CEQA: <br />Environmental effects found not to be significant during the Initial <br />Study Scoping process. <br />Adverse environmental impacts that cannot be avoided if the project <br />is implemented. This section will summarize those adverse project <br />impacts that cannot be mitigated to a level of less than significant. <br />Cumulative Impacts. A discussion of cumulative impacts will be <br />presented for each of the impact topics evaluated at length in the <br />preceding sections of the EIR. These discussions will be concise, <br />Quantified where appropriate, and will evaluate cumulative impacts <br />within an appropriate context for each issue. <br />Any irreversible environmental changes that will occur if the <br />proposed project is implemented. <br />• Growth -Inducing Impacts.
