(a) The SU B RECI R ENT shat I keep records evi dens ng di stri buti on of al I I ead hazard information pamphlet(s). (b) The SU BRECI R ENT shall keep records evidencing each L B P eval uati on re- port, L BP hazard reducti on documentati ons, (such as j ob spedfi cati ons), and al I d earance or ab- atement report(s). (c) The SU BRECI PI ENT shat I keep ongoi ng mai ntenance records and records of rel evant bui I di ng operati ons for use duri ng reeval uati ons of subj ect property for L BP and/or L BP hazards. 1. Such records shal I be mai ntai ned for not I ess than I onger of (A) four (4) yeas after the activities cease or (B) the period re- quired by applicable program regul ati ons. Under the ESG REGS records shat I be rets ned for not I ess than fi ve (5) years after the acti vi ti es cease. 2. The SUBRECI PI ENT shal I provide a copy of any of the above records to the Cl TY or to H U D upon request of ei ther or both. (d) Tracking Report. If the SUB RECI PI ENT has provided, or is providing, rental assistance payments directed to a housing unit or housing units for more than 100 days or it is anti a pated that dud ng the I ast quarter of fundi ng that such rental assi stance payment wi I I be for more than 100 days then the Apri 115 quarterl y report shat I contai n i nformati on and evi denoe of comp) i ance wi th the requi renv3 is herei n rel ati ng to tracci ng of hour ng uni is cumul ati ve days of rental asci stance; proper notifi cati ons to occupants and owners, HQS i nspecti on, visual as- sewment, work write-up, stabi 1 i zati on and clearance of LBP and LBP hazards if any. The pro- posed form of such tracking information is attached hereto as Attachment No. 5 and fully i noor- porated by thi s reference. I n the event such Apri 115 quarterl y report does not f ul I sati sfy the reporti ng requi rernents set forth herei n and i n the L BP Regs then the f i nal i nstal I ment payment of the ESG FU N DS shal I be wi thhel d from di sbursemeht to SU BRECI PI ENT. J. Access to Records CITY. and the United State Government and/or their representatives shall have access for purposes of monitoring, auditing, and examining SU BRECI R ENTs activities and performances to books, documents and papers, and the right to Examine records of SUBRECI R ENT's subcontractors bookkeepers and aomuntants, employees and participants in rega d to said program.
