Task 4 - PhysicalConstraints Analysts <br />Task 4.A Physical Constraints <br />Objective: To inform the Master Plan through a full understanding of factors having bearing on any <br />proposed facilities at the site, including: overall site size, shape, location, zoning conditions, and adjacent <br />projects so that convenient inter-modal access can be achieved along with the best possible urban <br />integration of the station site. <br />Approach: The size, shape and location of the existing site will be significantly influenced by all of the <br />newly proposed transportation providers, additional parking, vehicle and pedestrian access. A maintenance <br />facility for the Santa Ana Fixed Guideway project will require additional site area for buildings and vehicle <br />storage. The Santa Ana Boulevard Grade Separation project at the existing track crossing will impact the <br />existing surface parking along the north edge of the SARTC site. <br />A comprehensive site analysis of the station, parking, maintenance facility, surrounding streets and <br />properties will be developed to ensure that the design process is informed with an understanding of the <br />sites, neighborhood connectivity, land use, zoning plans, SARTC District development concepts, TOD <br />concepts, the proposed Santa Ana Guideway project and Santa Ana Boulevard Grade Separation project. <br />The Task will include the compilation and evaluation of baseline data, preparation of detailed base maps, <br />overlay maps and the development of an urban design report.
